Disclosed home prices in Ashland span $450,000 to $1.225 million in August

ASHLAND -- The South Middlesex Registry of Deeds recorded 17 property transfers in Ashland between July 31 and Aug. 24, but only five carried a disclosed sale price, and 10 of the 17 were transfers between family members or into trusts rather than open-market sales.

MARKET OVERVIEW Seventeen deeds were recorded in the period. Five included a disclosed sale price, ranging from $450,000 to $1,225,000, with a median of $650,000 among those five. The 17-transaction count looks active on its face, but fewer than a third of the recorded deeds disclosed a price, and 10 of the 17 transfers show the same or related names as both grantor and grantee, a pattern consistent with property moving into or within a trust rather than being sold on the open market. Whether the period was active or quiet cannot be determined from the raw count alone.

TOP SALES 35 Orchard Rd sold for $1,225,000 on July 31, the highest recorded price in the period. The sellers were Edward R. Slein and Karen A. Slein, as trustees; the buyers were Thomas M. Wasylenko and Theresa Wasylenko. 84 W Union St sold for $735,000 on Aug. 14. The sellers were Anatoliy Shakarov and Dina Shakarova; the buyers were Anna Sokoliuk and Vasyl Sokoliuk. 431 America Blvd Unit 64D sold for $650,000 on Aug. 7. The sellers were Anand Kumar Krishnamurthy and Sinduja Prithivirajan; the buyer was Fuad Mammadov. 18 Haven Way Unit 42 sold for $530,000 on Aug. 21. The seller was the Sara J. Perkett Trust; the buyer was Susan Sheehy. 83 Arrowhead Cir Unit C Bldg 118 sold for $450,000 on Aug. 21. The sellers were Donald M. Yovicsin and the estate of Thomas J. Yovicsin; the buyers were Kalpana Gnansambandam and Gnansambandam Planiswami.

NEIGHBORHOOD BREAKDOWN Spyglass Hill Drive had two recorded transfers in the period, 55 Spyglass Hill Dr Unit A and 99 Spyglass Hill Dr Unit 46B/Unit B Bldg. 46; both were trust transfers with no price disclosed. Among the five sales with disclosed prices, one exceeded $1 million (35 Orchard Rd), three fell between $500,000 and $1 million (84 W Union St, 431 America Blvd Unit 64D and 18 Haven Way Unit 42), and one was under $500,000 (83 Arrowhead Cir Unit C). The remaining 12 transfers, on Summit Lane, Greenwood Road, Concord Street, a Taylor Street-area parcel, Longhill Road, Donna Lee Lane, Captain Eames Circle, Mountain Gate Road, Wilbur Drive and Braeburn Lane, carried no disclosed price and showed no other street-level clustering.

MARKET NOTES Of the 17 recorded deeds, 10 listed the same or a closely related name as both grantor and grantee: 6 Summit Ln, 181 Concord St, 12 Longhill Rd, 55 Spyglass Hill Dr Unit A, 43 Donna Lee Ln, 99 Spyglass Hill Dr Unit 46B, 137 Captain Eames Cir Unit A, 64 Mountain Gate Rd Unit D, 37 Wilbur Dr and 34 Braeburn Ln. These read as trust or estate-related transfers rather than open-market sales; the deed data does not indicate why. Property types among the 17 transfers included single-family homes and condominium units at complexes on Arrowhead Circle, Spyglass Hill Drive, America Boulevard, Captain Eames Circle and Mountain Gate Road. No square footage, bedroom or bathroom data was available from the deed records, and none of the five disclosed-price sales can be compared on a price-per-square-foot basis as a result.
