Condo Sales Cluster Under $250,000 While Single-Family Homes Top $1 Million

BOXBOROUGH -- Eleven properties changed hands in Boxborough between Aug. 7 and Sept. 5, according to deeds recorded at the South Middlesex Registry of Deeds, with disclosed sale prices ranging from $199,500 to $1,137,500.

The registry recorded 11 transfers during the four-week period, though only six listed a sale price; the remaining five were price not disclosed. Among the six disclosed sales, prices ranged from $199,500 to $1,137,500, with a median of $349,000. The volume of 11 recorded transfers reflects typical activity for a town of Boxborough's size over a one-month span; the dataset does not include prior-period figures for comparison.

TOP SALES

The period's highest-priced transaction was 20 Pine Pasture Run, which sold for $1,137,500 on Aug. 14. Lisa M. Holt and Timothy D. Holt sold the property to Allen Chiu. The second-highest sale was 117 Summer Rd., which sold for $950,000 on Aug. 14; Linghua Wu and Guanlun Xu sold to Burak Kakillioglu and Emine Kakillioglu. At 1113 Hill Rd., R. Morse Land Trust LLC and Hill Road Realty Trust sold to Phyllis A. Tower for $368,000 on Aug. 7. At 56 Macintosh Ln., Katherine B. Jassen sold to Morgan Jassen for $330,000 on Sept. 1. At 35 Swanson Ct., Unit 32, Building D, the Susan F. Evans Living Trust sold to Puja Sharma and Manoj Sharma for $212,000 on Aug. 31.

NEIGHBORHOOD BREAKDOWN

Three of the 11 sales involved Swanson-named streets. On Swanson Court, Unit 32 in Building D sold for $212,000 and Unit 25B changed hands with price not disclosed, a transfer from Rashid Niaz Hasan and Viqar Fatima Hasan to Rafay Niaz Hasan. On Swanson Road, Unit 602 sold for $199,500 on Aug. 28, with Ben Holt and Jill Holt selling to Kevin McClellan. Bicentennial Way also had two transfers, at Nos. 40 and 90; both were price not disclosed. By price tier among disclosed sales, two fell under $500,000 (56 Macintosh Ln. at $330,000 and 1113 Hill Rd. at $368,000), and two exceeded $500,000 (117 Summer Rd. at $950,000 and 20 Pine Pasture Run at $1,137,500). Two sales, at 164 Waite Ave. and 91 Stow Rd., Unit 2, had no disclosed price and no street-mate among the period's transactions.

Four of the 11 recorded transfers involved condominium units, all on Swanson Court, Swanson Road or Stow Road; the remaining seven were non-unit properties. All five sales with no disclosed price appear to be transfers within the same family or into a trust, based on matching names between grantor and grantee: 40 Bicentennial Way (Michael Gould to Michael Gould and Altinay Gould); 52 Swanson Ct., Unit 25B (Hasan family members); 164 Waite Ave. (Patricia K. Hill and Patricia Venutti to Thomas C. Hill and Patricia K. Hill, as trustees); 91 Stow Rd., Unit 2 (Pauline C. Church to the Pauline C. Church Family Trust); and 90 Bicentennial Way (Howard Lee and Reza Nia to themselves, as trustees). By contrast, the sale at 1113 Hill Rd. involved a trust as seller, R. Morse Land Trust LLC and Hill Road Realty Trust, but a buyer, Phyllis A. Tower, with no apparent family connection, and that sale carried a disclosed price of $368,000. Bed, bath and square-footage data were not available from the deed records for any transaction.
