Concord Sales Range From $799,900 To $3.5 Million In July

CONCORD -- Nineteen properties changed hands in Concord between July 3 and Aug. 1, according to deeds recorded at the South Middlesex Registry of Deeds, but sale prices were disclosed in only seven of those transactions. Among the disclosed sales, prices ranged from $799,900 to $3,495,000, with a median of $1,125,000.

MARKET OVERVIEW

The registry recorded 19 deed transfers for the period, a relatively high count by raw volume. However, price was disclosed in just 7 of the 19 transactions. Among those seven, sale prices ranged from $799,900 to $3,495,000, and the median sale price was $1,125,000. Because 12 of the 19 recorded transfers carried no disclosed consideration, the seven disclosed prices should be read as a partial picture of the month's activity rather than a full market summary.

TOP SALES

The month's highest-priced transaction was 59 Elm St, which sold for $3,495,000 on July 21. Sellers Thomas J. Vaughn and Judith Chiarelli Vaughn transferred the property to buyers Joshua Minty and Katherine Adams Minty.

The second-highest sale was 16 Hatch Farm Ln Unit 16, which sold for $2,975,000 on July 15. Seller Concord Culinary Cottages LLC transferred the unit to the RT Family Trust, with Kenneth Roselli as trustee.

At 1547 Main St, the property sold for $1,300,000 on July 16. Seller Monika L. Andersson, trustee of the Monika L. Andersson Trust, transferred the property to buyers Andrew A. Brady and Sara E. Markey.

At 69 Potter St, the property sold for $1,125,000 on July 17. Sellers David and Lyndsey Lis transferred the property to buyer Katharine Walker Shapleigh.

A property recorded only as "Concord, MA," without a specific street address in the deed record, sold for $999,000 on July 16. Seller David L. Howshan transferred the property to buyer Jema Family LLC.

NEIGHBORHOOD BREAKDOWN

Two disclosed-price sales occurred among the seven with known prices: at $2,975,000 and above, one sale (16 Hatch Farm Lane); between $1 million and $2 million, two sales (1547 Main Street and 69 Potter Street); and under $1 million, three sales (the unaddressed Concord property at $999,000, 646 Cambridge Turnpike at $935,000, and 70 Baker Avenue at $799,900). The single sale above $3 million, 59 Elm Street, stood apart from the rest of the disclosed-price group.

By street, Main Street saw two recorded transfers in July: 1547 Main St, which sold for $1,300,000, and 1985 Main St, for which price was not disclosed. Wayside Road also saw two recorded transfers, both at 67 Wayside Rd -- the main property and Unit 3 -- with price not disclosed in either case.

MARKET NOTES

Of the 19 recorded transfers, 12 carried no disclosed sale price. Deed records show several of these undisclosed-price transactions moving property between family members, individual owners and trusts bearing similar names, or into entities such as family LLCs and realty trusts -- for example, 74 Drum Hill Rd, 160 Barnes Hill Rd, 85 Monsen Rd, 1985 Main St, 67 Wayside Rd, 119 Minuteman Dr, 162 Plainfield Rd, 56 Isaac Davis Rd and 393 Old Marlboro Rd Unit 9 all show grantor and grantee names that overlap or share a surname or trust name. The data does not indicate why these prices went undisclosed.

The month's transfers also included several condominium or multi-unit properties: 2 Black Birch Ln Unit 2, 12 Sweet Birch Ln Unit 12, 16 Hatch Farm Ln Unit 16, 67 Wayside Rd Unit 3, and 393 Old Marlboro Rd Unit 9. Bedroom, bathroom and square-footage figures were not available in the deed data for any property, so no price-per-square-foot comparisons can be made.
