Concord October Sales Show Majority Priced Above One Million Dollars

CONCORD -- Eleven Concord properties sold for recorded prices in October, with six of those sales exceeding $1 million, according to deeds filed with the South Middlesex Registry of Deeds. The month's top sale, a $1,599,619 transaction on Rookery Lane, led a market where the median priced sale reached $1,070,000.

MARKET OVERVIEW

The registry recorded 19 total property transfers in Concord during October. Of those, 11 carried recorded sale prices, ranging from $190,569 to $1,599,619, with a median of $1,070,000. The remaining eight transfers were nominal-consideration transactions, each recorded for a token amount under $10,000; those are not included in the price range or median because they do not reflect market sales. With 11 priced sales in a single month and more than half of them above $1 million, October showed a fairly active month for Concord's upper-tier housing market based on the raw count.

TOP SALES

The month's highest-priced sale was 72 Rookery Lane, Unit 3, which sold for $1,599,619. The seller was Pulte Homes of New England LLC; the buyers were Warren M. Schur and Jill M. Hooley. Second was 6 Edmonds Road, which sold for $1,485,000; seller Judith R. Severson, as trustee, conveyed the property to Edward J. Dixon, as trustee of the Edward J. Dixon Revocable Trust. Third was 46 Tarbell Spring Road at $1,325,000, sold by John Christopher Slocum and Ann G. Quinton Slocum to Brian Howell and Rachel Weil. Fourth was 297 Laws Brook Road at $1,270,000, sold by Sarah B. Satterthwaite and Sallie B. Hoffman to Yvette and Diego Umpierrez. Rounding out the top five was 175 Central Street at $1,175,000, sold by Maureen A. Giese to West Concord Realty LLC.

NEIGHBORHOOD BREAKDOWN

Conant Street saw two sales this month: 189 Conant Street, Unit 189, sold for $815,000, and 95 Conant Street, Unit 408, sold for $593,000. Hayward Mill Road also recorded two transfers, though only one, 513 Hayward Mill Road at $190,569, was a priced sale; a second property on the same street, 74 Hayward Mill Road, changed hands as a nominal-consideration transfer. By price tier, one sale fell under $500,000 (513 Hayward Mill Road); four fell between $500,000 and $1 million (95 Conant Street, 1832 Main Street at $679,000, 189 Conant Street, and an unaddressed Concord parcel at $827,000 sold by Elizabeth D. Spaulding, trustee, to Carol M. Homeyer); and six sold above $1 million, including 226 Peter Spring Road at $1,070,000, sold by Edward John Nicholson and Valerie Nicolson, as trustees, to Marzieh Sharifi and Mohsen Ghahremani.

MARKET NOTES

Three of the 11 priced sales were condominium units, identified by "Unit" designations in the deed records: the two Conant Street sales and the Rookery Lane sale. The remaining eight priced sales appear to be single-family or other non-unit properties based on the deed addresses, though property type beyond that distinction is not specified in the records. Nominal-consideration transfers made up eight of the 19 total transactions this month, nearly 42% of all recorded activity; several of those show matching grantor and grantee surnames or trust language, such as the transfer of 488 Old Bedford Road from Kenneth B. Perham to Kenneth B. Perham as trustee of a living trust, and 45 Stow Street from Elaine Borgen to Elaine Z. Borgen as trustee of the Elaine Z. Borgen Trust. Beds, baths and square footage were not available in the deed data for any property this month.
