Concord Median Sale Price Reaches $1.9 Million Amid Wide-Ranging August Transactions

CONCORD -- Eighteen property transfers were recorded in Concord's South Middlesex Registry of Deeds between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $650,000 to $10,665,000 and a median of $1,935,000. Only 12 of the 18 transactions listed a sale price.

MARKET OVERVIEW

Twelve of the 18 recorded deeds disclosed a sale price. Among those, prices ranged from $650,000 for a Main Street condominium unit to $10,665,000 for a Forest Ridge Road property, with a median sale price of $1,935,000. The remaining six transactions, roughly a third of the month's total, listed no consideration amount, which is common for deed transfers between family members or into trusts. At 18 total transactions, the period registered a moderate volume of recorded activity, though the deed data alone does not indicate whether that represents an active or quiet market relative to other periods.

TOP SALES

The month's largest transaction was 275 Forest Ridge Rd., which sold for $10,665,000 on Aug. 24. The deed shows the seller as Thoreau Real Estate LLC and the buyer as Thoreau Apartments Owner LLC. The second-highest sale was 244 Musterfield Rd. for $3,350,000 on Aug. 19, with sellers Kevin M. Sweeney and Amy M. Lynch and buyers Christopher Matthew Jones and Sooae Shaneyfelt Jones. Two properties tied for third at $2,995,000: 51 Revolutionary Rd., sold Aug. 26 by Joshua and Claire Nelson to a revocable trust with Joel Bargmann as trustee, and 180 Laurel St., sold Aug. 14 by Jonathan Greene and Laura Doyon to Eamon Jacob Aghdasi and Zina Sarah Irwin Aghdasi. Rounding out the top five was 38 Blueberry Ln., which sold for $2,135,500 on Aug. 20, with seller David Mulvany and buyers Adam I.S. Bakow and Allison N. Bakow, both listed as trustees.

No street in the dataset had more than one recorded sale, so the sales are grouped here by price tier. One sale fell below $1 million: 1844 Main St. Unit 1, which sold for $650,000. Five sales fell between $1 million and $2 million: 1465 Sudbury Rd. ($1,050,000), 25 Black Horse Pl. Unit 3 ($1,275,000), 93 Nashoba Rd. ($1,567,000), 56 Rookery Ln. Unit 4 ($1,781,904) and 39 Winslow St. ($1,870,000). Five sales fell between $2 million and $5 million: 53 Spring Rd. ($2,000,000), 38 Blueberry Ln. ($2,135,500), 51 Revolutionary Rd.
