Concord Home Sales Cluster Above $1.7 Million Median in Late Summer

CONCORD -- Nineteen Concord properties changed hands over the past month, with recorded sale prices ranging from $550,000 to $3,150,000 and a median of $1,725,000 among the nine transactions that disclosed a price.

MARKET OVERVIEW Nineteen deeds were recorded in Concord between July 24 and Aug. 22, according to South Middlesex Registry of Deeds filings. Of those, nine listed a disclosed consideration amount, ranging from $550,000 to $3,150,000, with a median of $1,725,000. The remaining 10 transfers listed no sale price, which is common in deed records, particularly for transfers among family members or into trusts. Nineteen recorded transfers in a single month reflects a steady volume of activity, though the high share of undisclosed prices, ten of nineteen, limits how fully the period's overall market value can be assessed from this dataset alone.

TOP SALES The five highest-priced transactions recorded in the period:

A Concord property, whose specific street address was not listed in the deed record, sold for $3,150,000 on July 24. The seller was Bradford Street LLC; the buyer was Development LLC.

42 Sunnyside Lane sold for $2,450,000 on Aug. 3. AWMW LLC sold the property to Nathan I. Isaacson and Alison S. Isaacson.

127 Commerford Road sold for $2,140,000 on July 28. Sellers Donna L. Philipose and Joseph V. Philipose, as trustees, sold to Mark Huhndorff, as trustee, and the Calmus Trust.

449 Old Marlboro Road sold for $1,800,000 on July 31. Sellers Mrithyunjaya Kumar Annapragada and Kamala Vadlamani sold to Russell Kenneth Wallack and Carrie Shineman Wallack.

70 Lexington Road sold for $1,725,000 on Aug. 4. Sellers Adrienne G. Silbermann and Frederick W. Hays Jr., as trustees, sold to Lexington Road LLC.

NEIGHBORHOOD BREAKDOWN Highland Street had two recorded transfers in the period, at 49 Highland Street and 68 Highland Street. Both were trust transfers among family members with no price disclosed. No other street had more than one recorded sale. By price tier among the nine disclosed sales: two sold under $1 million (845 Barretts Mill Road at $550,000 and 230 Harrington Avenue at $995,000); four sold between $1 million and $2 million (89 Grant Street at $1,415,000, 23 Revolutionary Road at $1,650,000, 70 Lexington Road at $1,725,000, and 449 Old Marlboro Road at $1,800,000); and three sold above $2 million (127 Commerford Road at $2,140,000, 42 Sunnyside Lane at $2,450,000, and the $3,150,000 Concord sale with no street address listed in the deed record).

MARKET NOTES Eight of the 19 recorded transfers appear to be transactions within the same family moving property into or out of a trust: 153 Monsen Road, 42 Pilgrim Road, 554 Hayward Mill Road, 76 Coburn Hill Road, 49 Highland Street, 68 Highland Street, 1840 Main Street and 9 Greenfield Lane. None of these disclosed a sale price, consistent with the pattern that intra-family and trust transfers in deed records typically list no consideration amount. Limited liability companies and trusts appeared as both sellers and buyers in several of the period's highest-value sales, including the top two transactions by price. Bed, bath and square-footage figures were not available in the deed records, so no price-per-square-foot comparison can be made for this period.
