Concord Home Prices Range Widely as August Sales Top Out Near $3 Million

CONCORD -- Nineteen properties changed hands in Concord between Aug. 7 and Sept. 5, with sale prices disclosed on 11 of those deeds ranging from $650,000 to $2,995,000 and a median of $1,625,000.

MARKET OVERVIEW Of the 19 deeds recorded during the period, 11 included a disclosed consideration amount. Among those, prices ranged from $650,000 for a condominium unit on Main Street to $2,995,000 for a single-family home on Laurel Street. The median sale price among disclosed transactions was $1,625,000. The remaining eight deeds, more than 40 percent of the period's total, listed no sale price; seven of those were transfers of property into a family trust or between people sharing a surname, rather than open-market sales. Based on raw count alone, 19 recorded deeds in a four-week span is a typical volume of activity for Concord, though the high share of family and trust transfers means the pool of true arms-length sales was smaller than the headline number suggests.

TOP SALES The highest-priced transaction was 180 Laurel St., which sold for $2,995,000. Jonathan Greene and Laura Doyon sold the property to Eamon Jacob Aghdasi and Zina Sarah Irwin Aghdasi. 25 Stow St. sold for $2,850,000. Morton Patrick McCormack and Tommie Ann McCormack sold the property to Michael and Kathleen Kennedy. 53 Spring Rd. sold for $2,000,000. The Brown Revocable Trust, with Sarah Janet Barnes as trustee, sold the property to Alexander Aronson and Beth C. Neitzel. 56 Rookery Lane, Unit 4, sold for $1,781,904. Pulte Homes of New England LLC sold the unit to Yuanhua Liu and Zheng Fang. 18 Isaac Davis Rd. sold for $1,625,000. Andrew Coffin and Carolyn F. Coffin, as trustees, sold the property to William and Zoe Ashton.

One additional undisclosed-price deed, at 1445 Old Marlboro Rd., transferred from the CFB Revocable Trust to a buyer with a different surname, Charles F. Bonadio.
