Concord Home Prices Hold Above $1 Million Across All Disclosed Sales in June

CONCORD -- All nine disclosed sale prices in Concord's latest recording period cleared $1 million, with the top transaction reaching $2,349,000, underscoring the town's firmly upper-tier market. Half of the 18 recorded deeds reflected trust or family transfers with no consideration stated.

MARKET OVERVIEW Eighteen deeds were recorded between May 28 and June 26, 2026, though sale prices were disclosed in only nine of those transactions. Among the nine priced sales, figures ranged from $1,120,000 to $2,349,000, with a median of $1,560,000. The remaining nine transfers — none carrying a disclosed consideration — appear to be trust reorganizations or estate conveyances within the same families. The raw count of 18 suggests a moderately active period for Concord, though the volume of arm's-length market sales is better measured by the nine priced transactions.

TOP SALES The month's highest-priced recorded sale was 296 Old Bedford Rd. at $2,349,000, sold May 28 by Old Bedford Road LLC to Michael and Denise Terra. Close behind, 29 Saddle Rd. changed hands June 1 at $2,300,000, with EMS Property Holdings LLC conveying the property to the Saddle Road Realty Trust, Joel F. Berman trustee. The third-highest transaction was 69 Mildred Cir., which sold May 28 for $1,850,000; Mark and Paul Hardiman, as trustees, conveyed the property to Bradley and Lesley Armour. Fourth was 521 Barretts Mill Rd. at $1,739,625, sold June 5 by Paul W. Gromer and Karen D. O'Toole to Janet W. Lehrberg as trustee of a realty trust. Rounding out the top five, 747 Old Marlboro Rd. sold June 5 for $1,560,000, with Live Free Renovations LLC conveying to Andrew Berger and Gwendolyn Reynolds.

NEIGHBORHOOD BREAKDOWN No single street produced more than one priced sale, so transactions group most clearly by price tier. Four sales exceeded $1.7 million — Old Bedford Road, Saddle Road, Mildred Circle, and Barretts Mill Road — concentrated in Concord's upper range. Three sales fell in the $1.2 million-to-$1.6 million band: Old Marlboro Road ($1,560,000), 850 Old Road to 9 Acre Corner ($1,500,000), and Lexington Road ($1,282,000), along with the Conant Street condo unit ($1,265,000). The period's sole transaction below $1.3 million was 265 Elsinore St. at $1,120,000, conveyed by Nicole Rideout and Michael D. Hartwick to Amy Lynn Jensen.

MARKET NOTES Nine of the 18 recorded deeds show no consideration, and in each case the grantor and grantee share a surname or the buyer is identified as a trust with a family name matching the seller — a pattern consistent with estate planning or asset-protection conveyances rather than open-market sales. One transfer at 116 Conant St. Unit 116 involved a condominium unit, the only non-single-family property among the priced transactions; it sold for $1,265,000. Bed, bath, and square-footage data are not available from deed records, so price-per-square-foot analysis cannot be performed for this period.
