Cambridge Sale Prices Span $750,000 to $2.1 Million in Late August

CAMBRIDGE -- Fourteen residential property deeds were recorded in Cambridge between Aug. 21 and Aug. 24, with sale prices ranging from $750,000 to $2,100,000 and a median of $1,052,500 among the 10 transactions with a recorded price so far.

MARKET OVERVIEW Of the 14 deeds recorded during the period, 10 included a sale price in registry data; the remaining four had not yet had a price recorded, which is typical for South Middlesex Registry of Deeds filings and usually appears within about a week. Recorded prices ranged from $750,000, for a condominium unit on Thorndike Street, to $2,100,000, for a property on Sciarappa Street, with a median of $1,052,500. Fourteen sales within a roughly one-week recording window is a modest sample for a single city, but the transactions span a mix of condominium and non-condominium property types across multiple parts of Cambridge.

TOP SALES The highest-priced sale was 30 Sciarappa St., at $2,100,000. The deed lists Maria Ribeiro, trustee of a revocable trust, as seller, and Kevin Kleffman and Alexander Vernon as buyers. 30 Shepard St., Unit 30, sold for $1,950,000. Nikki J. Zapol, trustee of the Nikki J. Zapol Revocable Trust, was the seller; Karen L. Singleton was the buyer. 30 Montgomery St. sold for $1,725,000. Monera Wong was the seller; Sudeep Agarwala was the buyer. 66 Holworthy St. sold for $1,600,000. Richard Greenblatt and J. Marlin Hawthorne were the sellers; Holworthy LLC was the buyer. A Cambridge property whose street address was not specified in the deed record sold for $1,100,000. TH Knight LLC was the seller; Marlene Dumet Ramos and Marlene Ramos were the buyers.

NEIGHBORHOOD BREAKDOWN No street in this batch of deeds recorded more than one sale, so transactions are grouped by price tier instead. Four sales priced above $1.5 million: 36 Sciarappa St. ($2,100,000), 30 Shepard St., Unit 30 ($1,950,000), 30 Montgomery St. ($1,725,000) and 66 Holworthy St. ($1,600,000). Two sales fell between $1 million and $1.5 million: the unspecified Cambridge address ($1,100,000) and 20 Carver St., Unit 3 ($1,005,000). Four sales were recorded under $1 million: 41 Bowdoin St., Unit 28 ($875,000), 10 Museum Way, Unit 1126 ($830,000), 52 Plymouth St., Unit 1 ($792,500) and 104 Thorndike St., Unit 2 ($750,000). Four additional properties, 83 Amory St. Unit 9, 18 Cushing St., 1 Gerrys Landing and 7 Centre St. Unit 3, sold with price not yet available.

MARKET NOTES Of the 14 recorded transfers, eight involved condominium units, identified by unit numbers, and six involved properties without unit designations. Three of the four transfers with no recorded price appear to be transfers within the same family, based on the names listed on the deeds: at 83 Amory St. Unit 9, sellers Carol F. Kelleher and Paul F. Kelleher transferred the property to Paul F. Kelleher and Carol F. Kelleher as trustees; at 18 Cushing St., the transfer moved among Polimou family members and life estate holders; and at 1 Gerrys Landing, William P. Reimann transferred individually held property to himself and Katherine Reimann Gardner as trustees. Beds, baths and square footage were not available in deed records for any property in this period.
