Cambridge home sale prices span $10,000 to $4.05 million as median tops $1.1 million

CAMBRIDGE -- Fifteen property deeds were recorded in Cambridge between July 24 and Aug. 22, with disclosed sale prices ranging from $10,000 to $4,050,000 and a $4.05 million Traill Street sale leading all transactions.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 15 Cambridge property transfers during the period, though only 10 included a disclosed sale price. Among those 10, prices ranged from $10,000 to $4,050,000, and the median sale price was $1,112,500. All 15 recorded transfers date to the last week of July, between July 24 and July 29; no deeds in this dataset were recorded in August. Fifteen recorded transfers over roughly four weeks represents a modest but steady volume; the raw count alone does not, by itself, indicate whether the pace is accelerating or slowing, since no prior-period figures were provided for comparison.

TOP SALES

The period's highest-priced transaction was 10 Traill St., which sold for $4,050,000 on July 29. The seller was Mark M. McCue, trustee of the Gerald M. and Barbara W. McCue Trust; the buyers were Sehgyung Kang and Heemin Yang. The second-highest sale was 14 Holly Ave., which sold for $3,152,000 on July 28; sellers Kyle E. Bjornlund and Kate Ellena Certulo Bjornlund sold to buyers Eloy E. Martinez and Sara E. Dempster. Third was 24 Ellsworth Ave., Unit 1, which sold for $1,800,313 on July 29; the seller was Robin Alt, trustee of the Robin Alt Revocable Trust Agreement, and the buyers were Maia Raber and Peter Leopold. Fourth was 12 Arnold Cir., Unit 3, sold for $1,350,000 on July 27 by seller Arnold Argentum Real Estate LLC to buyers Nuno Borges and Hio Ian Lao. Fifth was 179 Chestnut St., Unit 2, sold for $1,200,000 on July 24; seller Jennifer L. Goetz sold to Patricia Wagstaff Wierdsma, trustee of the Wagstaff Family Trust for Alexandra Knight Wierdsma.

NEIGHBORHOOD BREAKDOWN

No street in the dataset recorded more than one sale, so transactions are grouped by price tier. Two sales fell under $500,000: 12 Inman St., Unit 23, at $463,735 and 7 Beech St., Unit 211, at $10,000. Two sales fell between $500,000 and $1 million: 393 Broadway, Unit 10, at $668,000 and an unaddressed Cambridge property sold by Walden Street Realty Trust at $799,999. Four sales fell between $1 million and $2 million: 54 Pearl St., Unit 3 ($1,025,000); 179 Chestnut St., Unit 2 ($1,200,000); 12 Arnold Cir., Unit 3 ($1,350,000); and 24 Ellsworth Ave., Unit 1 ($1,800,313). Two sales exceeded $2 million: 14 Holly Ave. ($3,152,000) and 10 Traill St. ($4,050,000). Five properties had no disclosed price: 66 Tremont St., 25 Highland Ave. Unit 3, 2456 Massachusetts Ave. Unit 404, 63 Mt Vernon St. Unit 4, and 8 Museum Way Unit 617.

MARKET NOTES

Eleven of the 15 recorded transfers were condominium units, while four involved properties without a unit designation. Four transactions appear to be transfers within the same family or ownership group into a trust, based on matching names between seller and buyer: 66 Tremont St. (Michael M. and Jacinta Borges to a family trust with Michael M. Borges as trustee), 63 Mt Vernon St. Unit 4 (Paula Ebbitt to Paula Ebbitt and Irene Ebbitt as trustees), 8 Museum Way Unit 617 (John W. and Faride M. Stevens to themselves as trustees), and 25 Highland Ave. Unit 3, where Qiaoyi Chen appears as both a seller and the sole buyer. None of these four transfers had a disclosed sale price. Limited liability companies appeared on three deeds: Arnold Argentum Real Estate LLC as a seller, and JAS Homeownership LLC and New England Holdings LLC as buyers. Bed, bath and square footage figures were not available in the deed records and are omitted.
