Burlington's Priciest Home Sale Tops $1.35 Million While Median Holds Near $760,000

BURLINGTON -- Nineteen properties changed hands in Burlington between Aug. 14 and Sept. 12, with the nine deeds that disclosed a sale price ranging from $340,000 to $1,350,000 and a median of $759,900.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Burlington during the four-week period. Nine of those listed a sale price; the remaining 10 did not, which is typical for deed records involving trusts, estates or transfers within a family. Among the nine disclosed sales, prices ranged from $340,000 for a condominium unit at 13 Hallmark Gardens to $1,350,000 for a single-family home on Birch Street, with a median of $759,900. A count of 19 recorded deeds in one month reflects a active volume of title activity by raw count, though more than half of that activity consisted of transfers without a disclosed market price rather than conventional arm's-length sales.

TOP SALES The period's highest-priced transaction was 4 Birch St, which sold for $1,350,000 on Aug. 21. Sellers Daniel J. Hollenbeck and Jamie Racine Hollenbeck sold the property to buyer Melissa Maffeo. The second-highest sale was 225 Middlesex Tpk Ext, Unit 102, a condominium that sold for $1,059,000 on Aug. 19; seller FK Partners Burlington LLC sold to buyers Olubiyi Ogunjimi and Shingaidzo Ogunjimi. At 134 Bedford St, sellers Simonas Janusis and Grace M. Janusis sold to buyers Patrick Samuel Lown and Grace Kroeger for $780,000 on Aug. 21. The property at 106 Winn St sold for $775,000 on Aug. 21, with seller Melissa Maffeo, the same day she sold 4 Birch Street, conveying to buyer Mary McMahan Pongratz. Rounding out the top five, 9 Eugene Rd sold for $759,900 on Aug. 18; sellers Nicole J. Rice, trustee, and Michael D. Conlon, trustee, sold to buyer Northeast Property Collective LLC.

NEIGHBORHOOD BREAKDOWN Bedford Street recorded two sales in the period: 29 Bedford St sold for $740,000 on Aug. 24, and 134 Bedford St sold for $780,000 on Aug. 21. Winn Street also recorded two transfers: 106 Winn St sold for $775,000 on Aug. 21, and 215 Winn St, a transfer between family members named Brancato on both sides of the deed, listed no disclosed price. By price tier among the nine disclosed sales, one fell under $500,000 (13 Hallmark Gardens, Unit 1, at $340,000), six fell between $500,000 and $1 million, and two exceeded $1 million.

MARKET NOTES Of the 10 transfers without a disclosed sale price, nine listed matching or closely matching names as both grantor and grantee, consistent with trust, estate or family transfers rather than open-market sales. Examples include Michael J. Donovan transferring 6 Robinhood Lane to himself as trustee of the MD Revocable Trust, and Steven Didino transferring 4 Johnson Road to himself as trustee of the Steven Didino Family Trust. The property mix in the period included at least three condominium units, at 13 Hallmark Gardens, 225 Middlesex Turnpike Extension and 59 Center Street, alongside single-family home transfers. Melissa Maffeo appears on both sides of the market in the same period, selling 4 Birch St for $1,350,000 and, the same day, buying 106 Winn St for $775,000.
