Burlington Median Home Price Lands Near $915,000 In Late July

BURLINGTON -- Nineteen properties changed hands in Burlington between July 3 and Aug. 1, with recorded sale prices ranging from $650,000 to $1,765,000, according to deeds filed with the South Middlesex Registry of Deeds. Six of the 19 transfers listed no sale price, and each of those involved a transfer within the same family or into or out of a trust.

MARKET OVERVIEW

The registry recorded 19 property transfers during the period, 13 of which listed a disclosed sale price. Those disclosed prices ranged from $650,000 to $1,765,000, with a median of $915,000. A count of 19 recorded deeds in roughly a four-week span represents a moderate volume of activity for the town, though the data provided does not include prior-month totals for a direct comparison.

TOP SALES

The month's highest-priced transaction was 15 Maryvale Road, which sold for $1,765,000 on July 16. Sellers Anita Shah and Raumil Shah transferred the property to buyers Rahul Bapna and Priyanka Mogilicherla.

At 8 Shady Lane Drive, David F. Metzdorf and Martha A. Metzdorf sold to Ryan M. Porter and Lauren A. Porter, as trustees, for $1,550,000 on July 20.

7 Michele Drive sold for $1,505,000 on July 10. The seller was Seema Gupta, trustee of the Seema Gupta Revocable Trust; the buyer was Christine Henen.

At 11 Thornton Drive, Gary J. Gianino and Elizabeth Wells Gianino sold to Bryan Rosata and Samantha Napolitano for $1,385,000 on July 14.

NEIGHBORHOOD BREAKDOWN

Francis Wyman Road saw three separate transfers during the period -- at 40, 102 and 106 Francis Wyman Road -- and none listed a disclosed sale price. In each case, the deed data shows the property moving within the same family or into a trust bearing the sellers' names. Thornton Drive also recorded two transfers: 11 Thornton Drive sold for $1,385,000 to buyers outside the family, while 8 Thornton Drive transferred from Charles J. Boeri and Sharon A. Boeri to themselves as trustees, with no price disclosed.

Among the 13 sales with disclosed prices, five fell under $800,000: 34 Peach Orchard Road ($650,000), 37 College Road ($700,000), 39 Mill Street ($755,000), 2 Sunset Drive ($775,000) and 3 Elizabeth Avenue ($792,500). Four sales fell between $800,000 and $1.2 million: 4 Edsel Drive ($900,000), 14 Belmont Road ($915,000), 1 Arbor Court Unit 1 ($950,000) and a Burlington property that sold for $1,025,000 without a street address listed in the deed data. Four sales topped $1.2 million: 11 Thornton Drive, 7 Michele Drive, 8 Shady Lane Drive and 15 Maryvale Road, detailed above.

MARKET NOTES

The deed data shows a mix of property types among disclosed sales. 1 Arbor Court Unit 1 is a condominium unit, based on its unit designation, while 34 Peach Orchard Road transferred between two limited liability companies, First Landing Investments LLC and FQ Overlook LLC, rather than individual buyers and sellers. The remaining disclosed sales appear to be transfers between individuals.

Of the six transfers with no disclosed price, all involved either a trust or a transfer among people sharing a last name, including the three Francis Wyman Road transfers, 12 Sleeper Drive, 8 Thornton Drive and 2 Morrison Road.
