Malden Home Prices Cluster Near $585,000 As One Commercial Sale Skews July Range

MALDEN -- Malden recorded 16 property transfers between July 3 and Aug. 1, with disclosed sale prices spanning $290,000 to $22.15 million and a median of $585,000. Five of the 16 transactions involved transfers within the same family or into a trust, and none of those five carried a disclosed sale price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 16 transfers of Malden property during the period. Of those, 11 included a disclosed sale price; the other five were family or trust transfers recorded without a price. Among the 11 disclosed sales, prices ranged from $290,000 to $22,150,000, with a median of $585,000. Based on count alone, 16 recorded transfers across four weeks — roughly four per week — reflects a steady pace rather than a notable surge or slowdown.

TOP SALES The highest-priced transaction was 1 Wesley St, which sold for $22,150,000 on July 6. Seller was listed as Wesley Street Malden LLC and buyer as Wesley LLC, an entity-to-entity transfer far above every other recorded sale in the period. The second-highest sale was 360 Lynn St at $1,075,000 on July 9, sold by Cassandre and Antonio Cruz to Vishnukumar and Bhavnaben Patel. Third was 1239 Salem St at $995,000 on July 9, sold by Alexandra Jean Baptiste Senat to Damion Campbell. Fourth was 65 Washington St Unit 4 at $730,000 on July 7, sold by Stuart and Renee Lin to Zachary Lavoie and Haoming Xu. Fifth was 73 Taylor St at $675,000 on July 8, sold by Heather Marie L. and Robert C. Mahoney to Maritta and Robert Sorensen.

NEIGHBORHOOD BREAKDOWN Main Street saw two recorded transfers: 568 Main St, a transfer among members of the Nguyen family with no price disclosed, and 80 Main St Unit 4, a condominium unit that sold for $323,000. No other street had more than one recorded sale in the period. By price tier among the 11 disclosed sales, three sold under $500,000 ($290,000; $323,000; $430,000), six sold between $500,000 and $1 million ($578,000; $580,000; $585,000; $675,000; $730,000; $995,000), and two sold above $1 million ($1,075,000 and $22,150,000).

MARKET NOTES Five of the 16 recorded transfers — 1370 Eastern Ave, 2 Elmwood Ct, 568 Main St, 221 Hawthorne St and 9 Horace St — moved property within the same family or into a trust structure, such as a life estate or irrevocable trust naming the same surname on both sides of the deed. All five of those transfers lacked a disclosed sale price, while all 11 transfers between unrelated parties did disclose a price. At least three recorded sales were condominium units, identified by unit numbers in the address: 30 Franklin St Unit 427 ($430,000), 80 Main St Unit 4 ($323,000) and 65 Washington St Unit 4 ($730,000). The $22.15 million sale of 1 Wesley St accounts for nearly all of the spread in the period's price range; excluding that transaction, the highest recorded sale price was $1,075,000.
