Burlington Home Prices Span $650,000 To $1.7 Million In Late Summer

BURLINGTON -- Seventeen properties changed hands in Burlington between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $650,000 to $1.7 million and a median of $819,000. Roughly half the transfers recorded during the period did not include a sale price, several of them shifting ownership within the same family through trusts or estates.

MARKET OVERVIEW

The registry recorded 17 deeds for the period. Of those, nine listed a sale price, ranging from $650,000 at 21 Peach Orchard Road to $1.7 million at 23 Patriot Road. The median sale price among the nine disclosed transactions was $819,000, the price paid for 7 Locust St. The remaining eight transfers listed no consideration amount, consistent with family, trust, or estate transfers where no arm's-length price is recorded. A raw count of 17 recorded deeds in a single month is a moderate volume for the town, though the data does not include a prior-period comparison to characterize the pace as faster or slower than usual.

TOP SALES

The highest-priced transaction was 23 Patriot Road, which sold for $1.7 million on Aug. 10. Daniel J. and Kelley E. Antonuccio sold the property to Bledi and Vjollca Furxhi. The second-highest sale was a condominium at 225 Middlesex Turnpike Ext, Unit 102, which sold for $1,059,000 on Aug. 19; FK Partners Burlington LLC sold the unit to Olubiyi and Shingaidzo Ogunjimi. A companion unit in the same building, Unit 101, sold for $999,000 on Aug. 7, also sold by FK Partners Burlington LLC, to buyer Someswararao Goriparthi. At 210 Winn St, Mingyue Liu and Pinzhi Ni sold to Winn LLC for $968,000 on Aug. 12. Rounding out the top five, 7 Locust St sold for $819,000 on Aug. 10; the estate of Charles Aoysius Clifford and Charles Michael Clifford sold to Melissa Curran and Daniel C. Marino.

NEIGHBORHOOD BREAKDOWN

Two sales occurred in the same building at 225 Middlesex Turnpike Ext, where FK Partners Burlington LLC sold both Unit 101 ($999,000) and Unit 102 ($1,059,000) within the same two-week span. Winn Street also saw two transfers: 210 Winn St sold for $968,000, while 215 Winn St changed hands with no price disclosed in a transfer between family members with matching surnames. By price tier among the nine disclosed sales, seven fell between $650,000 and $1 million: 21 Peach Orchard Road ($650,000), 31 Lexington St ($700,000), 22 Susan Ave ($737,000), 9 Eugene Rd ($759,900), 7 Locust St ($819,000), 210 Winn St ($968,000) and 225 Middlesex Turnpike Ext Unit 101 ($999,000). Two sales exceeded $1 million: the Unit 102 condominium at $1,059,000 and 23 Patriot Road at $1.7 million.

MARKET NOTES

Six of the eight sales without a disclosed price appear to be transfers within the same family or into a trust rather than open-market sales: 215 Winn St, 7 Fowler Ter, 4 Windsor Lane, 4 Johnson Rd, 14 Carter Rd, and a Laredo-flagged transfer involving Cherry Paquette, each moving to a trust or family member sharing the seller's surname. Beds, baths and square footage are not available in the deed data, so no price-per-square-foot comparison can be made. Limited liability companies appeared on both sides of several transactions, including buyers Northeast Property Collective LLC (9 Eugene Rd), Locust Construction Group LLC (31 Lexington St), Winn LLC (210 Winn St) and Peach Orchard Rd LLC (21 Peach Orchard Road), along with seller FK Partners Burlington LLC on both Middlesex Turnpike Ext condo sales. The data includes at least one condominium sale, at 59 Center St, Unit 304, though no price was disclosed for that transfer.
