Burlington Home Prices Hold Near $755,000 Median in October Sales

BURLINGTON -- Twenty property transfers were recorded in Burlington during October, with ten carrying listed sale prices ranging from $250,000 to $934,900. The remaining ten transfers were nominal-consideration filings, many of them trust-related reorganizations rather than market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 Burlington property transfers between Oct. 2 and Oct. 31. Of those, 10 included a recorded sale price, ranging from $250,000 to $934,900, with a median of $755,000. The other 10 transfers were nominal-consideration filings and are not included in the price range or median calculations. Based on raw count alone, October showed a mix of market sales and non-sale transfers, with half of all recorded transfers falling into the latter category.

TOP SALES

The month's highest-priced sale was 11 Phyllis Ave., which sold for $934,900 on Oct. 16. Steven M. McLean and Lisa E. McLean sold the property to Stephen Groark and Andrea Groark. At 13 Hilltop Dr., Shawn Gauvain and Salma Trainor sold their property for $808,000 on Oct. 19 to Matthew Curran and Rachel Rubin. The 156 Mill St. property sold for $785,000 on Oct. 5, with sellers Theresa Marciello, trustee, and Jacqueline Stone, trustee, transferring the property to Daniel Jefferson and Anna Kadlik. At 141 Wilmington Rd., Todd M. Culhane and Marie B. Culhane sold to Isabell Ruohua Luo for $762,250 on Oct. 19. Rounding out the top five, 11 College Rd. sold for $760,000 on Oct. 14, with sellers Maguire Wiswall and Nicole Wiswall transferring the property to MGW Realty LLC.

NEIGHBORHOOD BREAKDOWN

Mill Street saw two transfers in October: the $785,000 sale at 156 Mill St. and a nominal-consideration transfer at 34 Mill St. involving George John Panagou, trustee, moving the property between two of his own trusts. Hilltop Drive also recorded two transfers: the $808,000 sale at 13 Hilltop Dr. and a nominal-consideration transfer at 20 Hilltop Dr. from Jason Chan to Douglas R. MacKinnon and Lisam MacKinnon. Freeport Drive had two nominal-consideration transfers, at 28 Freeport Dr. and 36 Freeport Dr., both involving family trust arrangements based on shared surnames in the grantor and grantee fields.

Among priced sales, one transaction fell under $500,000: the $250,000 sale of 279 Cambridge St. Unit A18, sold by Julie Powers, trustee, and J Realty Trust to Gedick Brothers Realty Holdings LLC. The remaining nine priced sales fell between $500,000 and $1 million, including the month's top sale at 11 Phyllis Ave. No priced sales exceeded $1 million.

MARKET NOTES

Half of October's 20 recorded transfers, 10 in total, involved nominal consideration rather than a market sale price. Of those, eight showed a grantor and grantee sharing a surname or including "TR" or "TRUST" designations, indicating within-family or trust-to-trust transfers: 28 Freeport Dr., 54 Skilton Ln., 43 Westwood St., 16 Peach Orchard Rd., 3 Cedar St., 36 Freeport Dr., 4 Irene St., 34 Mill St. and 34 S Bedford St. The transfer at 20 Hilltop Dr. involved different surnames between grantor and grantee without a trust designation, so no family or trust relationship can be confirmed from the names alone.

Among priced sales, property types varied by address format: 262 Winn St. Unit 262B and 279 Cambridge St. Unit A18 carry unit designations consistent with condominium-style addressing, while the remaining eight priced sales are single-address properties. Deed records do not include bedroom, bathroom or square footage figures, so no price-per-square-foot comparisons can be made this month.
