Boxborough Sale Prices Span $222,000 to $1.4 Million in Recorded Deeds

BOXBOROUGH -- Fifteen property transfers were recorded in Boxborough between July 24 and Aug. 22, with disclosed sale prices ranging from $222,000 to $1,415,000 and a median of $725,000 among the seven sales that reported a price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 15 property transfers in Boxborough during the period, but only seven listed a sale price; the remaining eight, price not disclosed, included several transfers among family members or into trusts. Among the seven disclosed sales, prices ranged from $222,000 to $1,415,000, with a median of $725,000. The raw count of 15 recorded transfers marks a period with more deed activity than a typical month would show if compared solely on transaction volume, though nearly half of the total transfers were not arm's-length market sales in the traditional sense, given the number of same-family and trust transfers in the data.

TOP SALES 140 Barteau Lane sold for $1,415,000 on July 28, the highest price recorded in the period. The sellers were Romil Garg and Meenakshi Garg, as trustees; the buyers were Reshma Ajri Hegde and Vikash Kumar.

20 Pine Pasture Run sold for $1,137,500 on Aug. 14. Sellers Lisa M. Holt and Timothy D. Holt transferred the property to buyer Allen Chiu.

117 Summer Road sold for $950,000 on Aug. 14. Sellers Linghua Wu and Guanlun Xu transferred the property to buyers Burak Kakillioglu and Emine Kakillioglu.

541 Flagg Hill Road sold for $725,000 on July 28. Sellers Patrick Morris and Jocelyn Morris transferred the property to buyer Mahammad Aliyev.

1113 Hill Road sold for $368,000 on Aug. 7. The sellers were R Morse Land Trust LLC, as trustee, and Hill Road Realty Trust; the buyer was Phyllis A. Tower.

NEIGHBORHOOD BREAKDOWN Bicentennial Way had two recorded transfers in the period: 40 Bicentennial Way (Aug. 20) and 90 Bicentennial Way (Aug. 7), both with price not disclosed. Neither address's transfer listed a price, and both involved sellers and buyers sharing last names, consistent with the family or trust transfer pattern seen elsewhere in the data.

By price tier among the seven disclosed sales: three sold under $500,000 (773 Massachusetts Ave. Unit C9 at $222,000; 15 Spencer Road Unit 12, Bldg. E, at $270,000; and 1113 Hill Road at $368,000); two sold between $500,000 and $1 million (541 Flagg Hill Road at $725,000 and 117 Summer Road at $950,000); and two sold above $1 million (20 Pine Pasture Run at $1,137,500 and 140 Barteau Lane at $1,415,000).

MARKET NOTES Of the 15 recorded transfers, five involved condominium or unit-numbered properties: 52 Swanson Court Unit 25B, 91 Stow Road Unit 2, 773 Massachusetts Ave. Unit C9, 15 Spencer Road Unit 12 Bldg. E, and 182 Swanson Road Unit 315. The remaining 10 transfers were single-family addresses without unit designations.

Seven of the 15 transfers, nearly half, listed matching or overlapping last names between seller and buyer, or transferred a property into a trust bearing the same family name: 40 Bicentennial Way, 52 Swanson Court Unit 25B, 164 Waite Avenue, 91 Stow Road Unit 2, 90 Bicentennial Way, 182 Swanson Road Unit 315, and 94 Houghton Lane. None of these listed a disclosed sale price.

One transfer, 38 Saras Way, recorded July 30, listed the buyer as the town of Boxborough itself, with Massachusetts Avenue LLC as seller; no price was disclosed for that transaction. Bedroom, bathroom and square-footage figures are not part of the registry of deeds data and are not available for any of the 15 transfers reported here.
