Boxborough Home Prices Range Widely as Half of August Sales Stay Private

BOXBOROUGH -- Twelve property transfers were recorded in Boxborough between July 31 and Aug. 29, with disclosed sale prices ranging from $199,500 to $1,137,500. Half of the month's transactions listed no consideration amount, a pattern that lines up closely with a cluster of transfers among family members and into trusts.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 12 Boxborough transfers during the period, six of which disclosed a sale price. Among those six, prices ranged from $199,500 to $1,137,500, with a median sale price of $319,000. Twelve recorded transfers in a single month is a modest total for a town of Boxborough's size, and with half the deeds carrying no disclosed price, the available data offers a limited view of overall market pace this period.

TOP SALES The month's highest-priced sale was 20 Pine Pasture Run, which sold for $1,137,500. Seller Lisa M. Holt and Timothy D. Holt transferred the property to Allen Chiu on Aug. 14. The second-highest sale, 117 Summer Rd, went for $950,000 the same day; sellers Linghua Wu and Guanlun Xu sold to Burak and Emine Kakillioglu. At 1113 Hill Rd, R Morse Land Trust LLC and Hill Road Realty Trust sold to Phyllis A. Tower for $368,000 on Aug. 7. A condominium unit at 15 Spencer Rd, Unit 12, Building E, sold for $270,000 on Aug. 5, transferring from Sardar Ali to Maria Yugeny Escobar and the Yugenys Trust. Rounding out the top five, a unit at 773 Massachusetts Ave, Unit C9, sold for $222,000 on Aug. 6, with North Shore Real Estate Solutions LLC selling to the Hebaallah Abumohamed Revocable Trust.

NEIGHBORHOOD BREAKDOWN Two streets each saw two recorded transfers this period. On Bicentennial Way, 40 Bicentennial Way and 90 Bicentennial Way both changed hands, neither with a disclosed price; both involved sellers transferring to buyers sharing the same surname. On Swanson Road, 220 Swanson Rd, Unit 602, sold for $199,500, while 182 Swanson Rd, Unit 315, transferred without a disclosed price. By price tier among the six disclosed sales, four fell under $500,000 (220 Swanson Rd at $199,500, 773 Massachusetts Ave at $222,000, 15 Spencer Rd at $270,000, and 1113 Hill Rd at $368,000), one fell in the $500,000-to-$1 million range (117 Summer Rd at $950,000), and one exceeded $1 million (20 Pine Pasture Run at $1,137,500). The remaining six transfers, at 40 Bicentennial Way, 52 Swanson Ct, 164 Waite Ave, 91 Stow Rd, 90 Bicentennial Way and 182 Swanson Rd, had no disclosed price.

MARKET NOTES Six of the 12 recorded transfers, exactly the six without a disclosed sale price, involved a grantor and grantee sharing the same surname or a transfer into a trust bearing that family's name. These include 40 Bicentennial Way (Gould to Gould), 52 Swanson Ct (Hasan to Hasan), 164 Waite Ave (Hill and Venutti to the Hill Trust), 91 Stow Rd (Church to the Pauline C. Church Family Trust), 90 Bicentennial Way (Lee and Nia to their own trusts) and 182 Swanson Rd (O'Toole to O'Toole). No sale price data is available to indicate whether consideration was paid on these transfers. Beds, baths and square footage were not available in the deed records for any property this period. Six of the 12 properties sold, exactly half, were condominium units identified by a unit number; the remaining six were listed without unit designations. One seller, North Shore Real Estate Solutions LLC, was the only limited liability company identified as a grantor in the dataset, transferring a Massachusetts Avenue condominium unit to a revocable trust for $222,000.
