Belmont sale prices span $161,000 to $2.5 million over four weeks

BELMONT -- Seventeen property transfers were recorded in Belmont over a four-week span, led by a $2.5 million sale on Richardson Road, according to deed data from the South Middlesex Registry of Deeds covering July 24 through Aug. 22.

MARKET OVERVIEW

The registry recorded 17 sales during the period. Of those, 13 listed a sale price and four did not, a common feature of deed records that does not necessarily reflect the terms of a transaction. Disclosed prices ranged from $161,000 to $2,500,000, and the median sale price among the 13 disclosed transactions was $1,205,000. TOP SALES

The highest-priced transaction was 35 Richardson Rd, which sold for $2,500,000 on July 31. The sellers were Lawrence David Warren Schmidt and Pamela Schmidt; the buyers were Kathy Huynh, trustee, and Albert Dao, trustee.

21 S Cottage Rd Unit 78 sold for $1,950,000 on July 30. The sellers were the Si Wang Living Trust and Si Wang, trustee; the buyers were Arif Kassam and Tasneem Lalani.

62 Shaw Rd sold for $1,540,000 on July 31. The sellers were John Hoogendoorn, trustee, and Carolyn A. Hoogendoorn, trustee; the buyers were Julianne Giggie and Gregg E. Fowler.

22 Ivy Rd sold for $1,449,000 on Aug. 3. The seller was Edward Hassey; the buyers were James Palmer and Victoria Palmer.

61 Washington St sold for $1,400,000 on July 31. The sellers were Richard C. Coursen Jr., trustee, and Catherine L. Coursen, trustee; the buyers were the Richard C. Coursen Jr. Revocable Trust and Thi Huyen Trang Nguyen.

Bed, bath and square footage figures were not available in the deed data for any of these properties.

NEIGHBORHOOD BREAKDOWN

Grove Street had two recorded transfers during the period: 65 Grove St, for which no price was disclosed, and 76 Grove St Unit A, which sold for $1,015,000. No other street had more than one recorded sale.

By price tier among the 13 disclosed sales: one sale, 60 Claflin St at $161,000, fell under $500,000. Two sales, 342 Payson Rd at $700,000 and 11 Cutter St at $750,000, fell in the $500,000-to-$1 million range. The remaining 10 disclosed sales, including all five top sales listed above, exceeded $1 million.

MARKET NOTES

At least two of the period's sales were condominium units, identified by unit designations in the deed records: 76 Grove St Unit A ($1,015,000) and 21 S Cottage Rd Unit 78 ($1,950,000). The deed data does not specify property type for the remaining addresses.

Six of the 17 transfers involved a grantor and grantee sharing the same surname, consistent with trust or estate transfers within the same family: Smith Suzanne Westlund's transfer in Belmont, 32 Hammond Rd (Klingbeil), 77 Leicester Rd (Enein), 61 Washington St (Coursen, in part), 60 Claflin St (Cruickshank) and 342 Payson Rd (Babalas). Among these, 60 Claflin St, which transferred from Ronald E. Cruickshank to Douglas Cruickshank for $161,000, was the lowest disclosed price of the period.
