Belmont's priced October sales top out at $4 million on Marsh Street

BELMONT -- Five Belmont property sales recorded a price in October, ranging from $1,175,000 to $4,000,000, while the remaining 13 of the month's 18 recorded deeds were nominal-consideration transfers, many appearing to move property within the same family or into a trust.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 Belmont transactions in October. Of those, five carried a disclosed sale price, ranging from $1,175,000 to $4,000,000, with a median of $1,650,000. The other 13 entries were nominal-consideration transfers, recorded for token amounts and not counted toward the price range or median. Based on the raw count of disclosed sales, five priced transactions is a limited sample for judging market pace; a fuller picture may emerge as additional prices reach the registry in the coming weeks.

TOP SALES

135 Marsh St. sold for $4,000,000 on Oct. 13. The seller was listed as Linda Gelb, trustee, and a realty trust; the buyers were Andreas and Crystal Kellas.

128 Watson Rd. sold for $1,994,050 on Oct. 14. The seller was Guilan Deng; the buyers were David Jeffery and Rhiannon Robinson.

333 Common St. sold for $1,650,000 on Oct. 7. The seller was Home Offers LLC; the buyers were Jason and Jenna Jenkins.

A Belmont property, listed in the deed without a specific street address, sold for $1,340,000 on Oct. 13. The sellers were Joseph R. Santangelo Jr. and Sherry C. Santangelo; the buyers were Kaweng Choi and Shiyi Zheng.

10 Radcliffe Rd. sold for $1,175,000 on Oct. 2. The sellers were Allen Papazian and Ivana Lipkin; the buyers were Emily Eveleth Lipkin and Benjamin Gabriel Lipkin.

NEIGHBORHOOD BREAKDOWN

Among the five priced sales, no street name repeated, so no geographic cluster emerged. By price tier, four of the five priced sales fell between $1 million and $2 million: 10 Radcliffe Rd. ($1,175,000), the unaddressed Santangelo-to-Choi/Zheng sale ($1,340,000), 333 Common St. ($1,650,000) and 128 Watson Rd. ($1,994,050). One sale, 135 Marsh St. at $4,000,000, was priced above $2 million.

Among the nominal-consideration transfers, two addresses on Horne Rd. (40 and 51) were recorded the same week, and two entries involving a Sharon Ann Thomas, as grantor or grantee, covered 49 Chester Rd. Unit 1 and 23 Bow Rd., both recorded Oct. 6.

MARKET NOTES

Thirteen of the 18 October deeds, nearly three-quarters, were nominal-consideration transfers rather than market sales. Several of those show a grantor and grantee sharing a surname or a "TR" or "TRUST" designation, including the Golden, Lindquist, Montgomery, Breznick, Shepherd, Thomas and Murray transfers, consistent with property moving into or within a trust or between family members. One nominal transfer, 212 Payson Rd., moved from an individual grantor to an LLC buyer, Payson Road LLC. The 18 entries also included at least three unit-designated properties, 38 Channing Rd. (Units 1 and 2), 6 Summit Rd. Unit 53 and 49 Chester Rd. Unit 1, indicating a mix of condominium and single-family transfers among the month's recorded deeds. Bed, bath and square-footage figures were not available in the deed data for any property.
