Belmont Home Sales Post $1.3 Million Median Price This August

BELMONT -- Seventeen properties changed hands in Belmont during the four weeks ending Aug. 29, with disclosed sale prices ranging from $750,000 to $2.5 million and a median of $1,305,000 among the transactions that reported a price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Belmont between July 31 and Aug. 29. Of those, 11 included a disclosed sale price, ranging from $750,000 to $2,500,000, with a median sale price of $1,305,000. The remaining six transfers, about a third of the period's total, did not include a disclosed consideration amount, which is common for deed filings and does not necessarily indicate anything unusual about those transactions. Seventeen recorded transfers within a single four-week window represents a steady volume of deed activity for the town, though no prior-period figures were provided for direct comparison, so "active" or "quiet" cannot be established beyond the raw count.

TOP SALES The period's highest-priced transaction was 35 Richardson Rd, which sold for $2,500,000 on July 31. The sellers were Lawrence David Warren Schmidt and Pamela Schmidt; the buyers were Kathy Huynh, trustee, and Albert Dao, trustee. At 65 Grove St, the sale price was $1,599,000, recorded Aug. 6, with James G. Brown, trustee, and the Grove Street Realty Trust as sellers and Michael A. Brown and Kendal R. Brown as buyers. At 62 Shaw Rd, the price was $1,540,000, recorded July 31; sellers were John Hoogendoorn, trustee, and Carolyn A. Hoogendoorn, trustee, and buyers were Julianne Giggie and Gregg E. Fowler. At 22 Ivy Rd, the price was $1,449,000, recorded Aug. 3; the seller was Edward Hassey and the buyers were James Palmer and Victoria Palmer. At 61 Washington St, the price was $1,400,000, recorded July 31; sellers were Richard C. Coursen Jr., trustee, and Catherine L. Coursen, trustee, and buyers were the Richard C. Coursen Jr. Revocable Trust and Thi Huyen Trang Nguyen.

NEIGHBORHOOD BREAKDOWN Two streets had more than one recorded sale during the period. Shaw Road had two transactions: 109 Shaw Rd sold for $1,305,000 on Aug. 10, and 62 Shaw Rd sold for $1,540,000 on July 31. Grove Street also had two: 65 Grove St sold for $1,599,000 on Aug. 6, and 76 Grove St Unit A sold for $1,015,000 on Aug. 4. Among the 11 sales with disclosed prices, one fell in the $500,000-to-$1 million range (11 Cutter St, $750,000); seven fell between $1 million and $1.5 million; and three exceeded $1.5 million, including the period's top sale on Richardson Road. No street outside Shaw Road and Grove Street had more than a single recorded transaction.

MARKET NOTES Two of the 17 recorded transfers involved condominium units identified by a unit number: 5 Harriet Ave Unit 1 and 76 Grove St Unit A. The other 15 transfers were recorded without a unit designation. All six transfers without a disclosed sale price appear, based on grantor and grantee names, to be transfers within the same family or into a trust held by the same individuals: 5 Harriet Ave Unit 1, a Belmont address recorded without a specific street name (Dennis G. Lombardo to Dennis G. Lombardo and Nancy D. Lombardo), 39 Chester Rd, 383 Common St, 32 Hammond Rd, and 77 Leicester Rd. Two disclosed-price sales, at 65 Grove St and 61 Washington St, also involved a seller and buyer sharing a surname or trust name alongside an unrelated party. Bedroom, bathroom, and square-footage figures were not available in the deed records reviewed for this report.
