Belmont home sale prices span $500,000 to $2.7 million in August

BELMONT -- Seventeen property transfers were recorded in Belmont between Aug. 7 and Sept. 5, but fewer than half disclosed a sale price, with eight of those transactions moving property into family trusts rather than to new owners.

MARKET OVERVIEW Of the 17 recorded deeds, nine disclosed a sale price, ranging from $500,000 to $2,725,000. The median sale price among those nine was $1,500,000. The remaining eight transfers listed no consideration amount, a pattern common when a deed records something other than an open-market sale. Based on the raw count of 17 recorded transfers, the period shows a similar number of arm's-length sales to trust and estate-related transfers, which affects any read on transaction volume.

TOP SALES The highest-priced sale was 72 Leonard St., which sold for $2,725,000 on Aug. 11. The seller was BAR LLC and the buyer was Leader Bank National Association. At 1 Hay Rd., the property sold for $1,660,000 on Aug. 14; Timothy D. Anderson and Dawn D. Anderson sold to James McNamara and Paloma Giangrande. The home at 18 Gilmore Rd. sold for $1,630,000 on Aug. 21, with Alanna E. Fincke and Jack Muccigrosso selling to Mithila Rajagopal and Sundar Jayaraman. Two sales tied at $1,500,000: the condominium at 23 Trowbridge St., Unit 23, sold Aug. 18, with Joseph R. Santangelo Jr. and Sherry C. Santangelo selling to Nikhil Bobb and Nisha Bubna, as trustees; and a Belmont property, sold Aug. 24, with the Iliescu Irrevocable Trust and Doina Iliescu selling to Enrique Pizana Cantu and Katherine Oates. The deed record for that sale did not include a street address.

NEIGHBORHOOD BREAKDOWN No street had more than one arm's-length sale during the period, though 35 Chester Rd. recorded two transfers, Unit 1 and Unit 2, both with no disclosed price and both moving from Timothy C. Bucciarelli and Alia R. Bucciarelli, as trustees, to themselves as trustees. By price tier among the nine disclosed sales: two sold between $500,000 and $1 million, 11 Grove St. at $500,000 and 23 Pine St., Unit 1, at $775,000. Six sold between $1 million and $2 million: 113 White St., Unit 1 ($1,015,000); 109 Shaw Rd. ($1,305,000); the two tied $1,500,000 sales at 23 Trowbridge St. and the unlisted Belmont address; 18 Gilmore Rd. ($1,630,000); and 1 Hay Rd. ($1,660,000). One sale, 72 Leonard St., topped $2 million.

MARKET NOTES Eight of the 17 recorded deeds, nearly half, listed no sale price. In each of those eight, the grantor and grantee share the same family names, indicating the property moved into or within a trust rather than to an unrelated buyer: 75 Stults Rd., 53 Bay St., 14 Lorimer Rd., both units at 35 Chester Rd., 18 Dunbarton Rd., 33 Gale Rd. and 5 Harriet Ave., Unit 1. At least five of the 17 recorded transfers involved a condominium unit, identified by a unit number in the address: 23 Trowbridge St., 113 White St., 23 Pine St., both units at 35 Chester Rd. and 5 Harriet Ave. The period's lowest disclosed price, $500,000 at 11 Grove St., was also its only sale involving an institutional seller, Belmont Catholic Charitable Trust Inc., with VHPC Main Street LLC as buyer. The highest-priced sale, 72 Leonard St., was the only transaction in the period with a bank, Leader Bank National Association, as the buyer of record.
