Bedford Sale Prices Span $650,000 to $1.375 Million in Late Summer Deeds

BEDFORD -- Ten of the 19 property transfers recorded at the South Middlesex Registry of Deeds for Bedford between Aug. 14 and Sept. 12 disclosed a sale price, ranging from $650,000 to $1,375,000 with a median of $897,500. The other nine transfers were filed without a purchase price, and most of those involved family members or trusts transferring property to themselves or relatives.

MARKET OVERVIEW

Nineteen properties changed hands in Bedford during the four-week period. Among the 10 transfers with a disclosed price, sales ranged from $650,000 to $1,375,000, with a median of $897,500. The overall count of 19 recorded transfers reflects a moderate volume for the period, but the price data describes only about half of them: nine of the 19 deeds, roughly 47%, were filed without a sale price, and most of those appear to be intra-family or trust transfers rather than open-market sales. Any read on pricing trends should be weighed against that gap in disclosure.

TOP SALES

The highest-priced transaction was 36 Loomis St, Unit 201, which sold for $1,375,000 on Aug. 26. Seller Loomis St LLC transferred the condominium unit to buyers Henry Kamau and Esther Mbuvi.

At 10 Glenridge Dr, David Mark Booth and Virginia Booth Canciello, as trustees, sold the property for $1,075,000 on Aug. 25 to Gregory R. Moore and Amy E. Moore.

2 Doris Rd sold for $985,000 on Aug. 24. Sellers Samuel M. Reynolds and Debra A. Franks transferred the property to buyer Guannan Gong.

104 Hartwell Rd sold for $960,000 on Aug. 28. Laryssa Lytwyn, as trustee of the Laryssa Lytwyn Family Trust, sold to Dennis G. Melahouris, as trustee of the Elaine Melahouris Revocable Trust.

5 Lane Farm Dr, Unit 11, sold for $950,000 on Aug. 28. Eileen Flanagan, as trustee, sold the condominium unit to Michael Tikonoff and Cheryl E. Tikonoff.

NEIGHBORHOOD BREAKDOWN

Hartwell Road was the only street with more than one recorded transfer: 99 Hartwell Rd sold for $650,000 on Sept. 1, and 104 Hartwell Rd sold for $960,000 on Aug. 28. No other street had more than one sale in the period.

By price tier among the 10 disclosed sales, none fell under $500,000. Eight sales fell between $500,000 and $1 million: 99 Hartwell Rd ($650,000), 480 North St ($690,000), 1 Bridge St and 7 Curve St (both $780,000), 26 Brooksbie Rd ($845,000), 5 Lane Farm Dr Unit 11 ($950,000), 104 Hartwell Rd ($960,000) and 2 Doris Rd ($985,000). Two sales exceeded $1 million: 10 Glenridge Dr ($1,075,000) and 36 Loomis St Unit 201 ($1,375,000). The remaining nine transfers, spread across Notre Dame Road, Benjamin Kidder Lane, South Road, North Road, Page Road, Lexington Circle, Concord Road, Meadowbrook Road and one unaddressed Bedford parcel, did not disclose a price.

MARKET NOTES

Two of the period's transfers involved condominium units, 36 Loomis St Unit 201 and 5 Lane Farm Dr Unit 11, both among the highest-priced sales. The deed data does not specify property type for the remaining addresses.

Seven of the 19 transfers, at 1 Notre Dame Rd, 2 Benjamin Kidder Ln, 338 South Rd, 280 North Rd, 7 Lexington Cir, 22 Concord Rd and 6 Meadowbrook Rd, moved property between individuals with matching or related last names, into trusts bearing the same family name, or both. None of those seven disclosed a sale price. One additional transfer, 15 Page Rd, moved from a limited liability company to a trust without a disclosed price. Bed, bath and square-footage figures are not available from deed records for any of the 19 transfers.

One entry in the period's deed data does not follow the residential pattern: a transfer listed only as "Bedford, MA," with no street address, moved from USA Transportation to the Massachusetts Port Authority on Aug. 28, without a disclosed price.
