Bedford's priciest August sale hits $2.28 million on Parker Road
BEDFORD -- Twenty property transfers were recorded in Bedford during the four weeks ending Aug. 29, but only nine disclosed a sale price, led by a $2,275,000 sale on Parker Road that topped the month.
MARKET OVERVIEW Among the nine sales with disclosed prices, values ranged from $750,000 to $2,275,000, with a median sale price of $930,000. The broader count of 20 recorded deeds suggests steady transaction volume for the period, though more than half of those transfers, 11 of 20, involved no disclosed consideration, a pattern common in trust and family transfers rather than open-market sales.
TOP SALES The month's highest-priced transaction was 6 Parker Rd, which sold for $2,275,000 on July 31. Boulder Development LLC sold the property to Heeyong Kim and Jeong Hye Park.
The second-highest sale was 36 Loomis St Unit 404, which sold for $1,382,750 on Aug. 5. Loomis St LLC sold the unit to Adam Myers, trustee of the Adam Myers Revocable Trust.
At 32 Hayden Ln, the property sold for $1,120,000 on Aug. 3. Norman J. and Janet P. Tobey sold to Melissa J. Vaughn and Diane J. McCree.
26 Mitchell Grant Way Unit 26 sold for $1,068,000 on July 31. Brian Dunn and the estate of Dorothy Dunn sold the unit to Frances E. Kline and Judd L. Kline.
Rounding out the top five, 64 Kendall Ct Unit 56 sold for $905,000 on Aug. 13. Vikram Ashok Saran and Rukmini Malhotra sold to Kenneth Matthew Hirzel and Kerry Hirzel.
NEIGHBORHOOD BREAKDOWN Two streets had multiple recorded transfers: Hayden Lane, where 5 Hayden Ln sold for $750,000 and 32 Hayden Ln sold for $1,120,000, and Mitchell Grant Way, where Unit 26 sold for $1,068,000 and Unit 17 changed hands with no price disclosed. Meadowbrook Road also saw two transfers, at 6 Meadowbrook Rd and 39 Meadowbrook Rd, neither with a disclosed price.
By price tier among disclosed sales: one sale fell under $1 million at the $750,000-to-$930,000 mark spanning four transactions (5 Hayden Ln, 22 Railroad Ave, 64 Kendall Ct Unit 56, and 26 Hilltop Dr), three sales fell in the $1 million to $1.4 million range (32 Hayden Ln, 26 Mitchell Grant Way Unit 26, and 36 Loomis St Unit 404), and one sale, 6 Parker Rd, exceeded $2 million.
