Bedford Home Prices Span $528,000 to $2.38 Million, Median Hits $925,000

BEDFORD -- Eighteen properties changed hands in Bedford over the past month, with disclosed sale prices ranging from $528,000 to $2.38 million and Page Road alone accounting for a third of all recorded transactions.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 property transfers in Bedford between June 26 and July 25. Of those, 13 included a disclosed sale price, ranging from $528,000 to $2,380,000, with a median of $925,000. The remaining five transfers did not include a disclosed price, a pattern common in deed records and not necessarily indicative of a below-market transaction. Eighteen recorded transfers in a four-week span is a solid volume of activity for the town, though without prior-period figures in this dataset, it is not possible to say whether that represents an increase or decrease from typical months.

TOP SALES The month's highest-priced transaction was 154 Hartwell Rd, which sold for $2,380,000 on June 30. The seller was Runway Realty Ventures LLC and the buyer was the Massachusetts Port Authority. At 72 Hancock St, the property sold for $1,925,000 on June 26; sellers Piyush and Sonali Ayar sold to buyers Michael Weber and Tsolmonzul Erevgiylkham. The home at 15 Harvard St sold for $1,300,000 on June 30, with the Schweitzer Family Trust (Matthew Philip Schweitzer, trustee) selling to Marco Biancucci and Altea Rocchi. A condominium unit at 4 Arbella Rd Unit 67 sold for $1,150,000 on June 29; seller Matthew Caraco Whiteley, trustee of a revocable trust, sold to Arthur A. Perri, trustee, and Maureen Perri. Rounding out the top five, 14 Stonegate Ln Unit 141 sold for $975,000 on July 6, with sellers Ashish Larivee and Michael G. Larivee selling to buyer Gabriele Russo.

NEIGHBORHOOD BREAKDOWN Page Road was the most active street in the dataset, with six recorded transfers: 15 Page Rd, 25 Page Rd, 75 Page Rd Unit 30 ($644,900), 102 Page Rd ($775,000), 103 Page Rd ($900,000) and 112 Page Rd ($880,000). No other street had more than one recorded transfer in this period. By price tier among the 13 disclosed sales, nine fell between $500,000 and $1 million: $528,000, $644,900, $775,000, $845,000, $880,000, $900,000, $925,000, $970,000 and $975,000. Four sales exceeded $1 million: $1,150,000, $1,300,000, $1,925,000 and $2,380,000. No disclosed sales fell below $500,000.

MARKET NOTES Five of the 18 units sold were condominiums, identified by unit numbers: 300 Albion Rd Unit 302 ($925,000), 75 Page Rd Unit 30 ($644,900), 38 Mitchell Grant Way Unit 38 ($970,000), 14 Stonegate Ln Unit 141 ($975,000) and 4 Arbella Rd Unit 67 ($1,150,000). The remaining recorded transfers appear to be single-family properties based on the absence of unit designations. Four transfers in the period involved sellers and buyers sharing the same family name, consistent with a transfer into a trust or between family members: 25 Page Rd (Demont to Demont), 2 Ridgewood Ln (Dines to Dines, into trust), 3 Crestview Rd (Caruso, into a family trust) and 19 Fletcher Rd (Gratton, into trust). None of those four transfers included a disclosed sale price. The month's top sale, 154 Hartwell Rd, stands apart from the rest of the dataset in that the buyer was the Massachusetts Port Authority, a public agency, rather than an individual homebuyer.
