Ayer's Priciest Home Sale Tops $889,000 As Trust Transfers Dominate Filings

AYER -- Eighteen property transfers were recorded in Ayer over the past month, but only eight came with a disclosed sale price, ranging from $299,000 to $889,000. The rest were largely transfers within families or into trusts.

MARKET OVERVIEW Ayer recorded 18 property transfers between July 31 and Aug. 29, according to deeds filed with the South Middlesex Registry of Deeds. Of those, eight disclosed a sale price, ranging from $299,000 to $889,000, with a median of $562,500. The remaining 10 transactions did not include a recorded consideration amount. Whether the period was active or quiet cannot be judged from price data alone, but the fact that more than half of the 18 recorded deeds carried no disclosed price indicates that family and trust transfers made up a substantial share of this month's activity alongside open-market sales.

NEIGHBORHOOD BREAKDOWN Three of the month's 18 filings were on Autumn Ridge Drive: units 104, 606 and 704. Two of those, units 104 and 704, carried no disclosed price and were transferred into family trusts; unit 606 sold for $590,000. Among the eight disclosed sales, two fell under $500,000: 7 Jackson Street at $299,000 and 46 Central Avenue, Unit 2, at $315,000. The remaining six disclosed sales, from $550,000 to $889,000, fell in the $500,000-to-$1-million range. No transaction in the dataset exceeded $1 million.

MARKET NOTES Ten of the 18 recorded deeds this period involved transfers within the same family name or into a trust rather than sales between unrelated buyers and sellers. These included properties on Nashua Street, Groton School Road, Snake Hill Road, Sandy Pond Road, Pingry Way, Pond Street and Pleasant Street, as well as units 104 and 704 on Autumn Ridge Drive. None of those transfers disclosed a price. The dataset includes both single-family homes and condominium units, with condominiums concentrated at Autumn Ridge Drive and 46 Central Avenue. Bedroom, bathroom and square-footage figures were not available in the deed records reviewed.
