Ashland October Home Sales Range From $435,000 To $1.3 Million

ASHLAND -- Nine home sales with recorded prices closed in Ashland during October, topped by a $1.3 million transaction on Indian Brook Road, while 11 additional property transfers recorded only nominal considerations tied to trusts and family arrangements.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 20 property transfers in Ashland between Oct. 2 and Oct. 31. Of those, nine carried a market sale price, ranging from $435,000 to $1,300,000, with a median of $710,000. The remaining 11 transfers recorded nominal considerations of under $10,000, figures that reflect transfers into trusts or among family members rather than arm's-length sales, and are not counted toward the price range or median. With nine priced sales against a total of 20 recorded transfers, the month's market-sale volume was modest relative to the overall deed activity recorded in Ashland.

TOP SALES The highest-priced sale was 49 Indian Brook Road, which sold for $1,300,000 on Oct. 5. The sellers were Mark David Feinberg and Cynthia Anne Feinberg, as trustees; the buyers were Sidney Ma and Susandra Pasaribu Ma.

14 Running Brook Circle sold for $975,000 on Oct. 9. John B. Walsh sold the property to Andrew W. Strawn and Kathleen M. Strawn.

68 Braeburn Lane, Unit 5F, sold for $789,000 on Oct. 19. The seller was listed as F Nominee Trust, with Frank A. Malagari as trustee; the buyers were Angela M. Modica and Frank N. Modica.

251 Main Street sold for $770,000 on Oct. 13. Sonia Maria Dutra sold the property to Peter O. McGinn.

33 Bay Colony Drive sold for $710,000 on Oct. 22. Jesse and Anna Kosiba sold the home to Christopher and Leah Dart.

NEIGHBORHOOD BREAKDOWN Two sales recorded in October were on Algonquin Trail: a unit in Building 68 sold for $460,000 on Oct. 20, and a unit in Building 65 sold for $546,000 on Oct. 9, both listed as Unit D. By price tier, three sales closed under $500,000: 254 Captain Eames Circle ($435,000), 98 Algonquin Trail ($460,000) and 30 Woodland Road ($470,000). Five sales fell between $500,000 and $1 million: 60 Algonquin Trail ($546,000), 33 Bay Colony Drive ($710,000), 251 Main Street ($770,000), 68 Braeburn Lane ($789,000) and 14 Running Brook Circle ($975,000). One sale, 49 Indian Brook Road at $1,300,000, exceeded $1 million.

MARKET NOTES Several of the priced sales involved condominium units, identified by unit and building designations: 98 Algonquin Trail (Unit D, Building 68), 60 Algonquin Trail (Unit D, Building 65), 68 Braeburn Lane (Unit 5F) and 254 Captain Eames Circle (Unit C, Building 22). The remaining priced sales, including the top sale on Indian Brook Road and the Running Brook Circle, Main Street and Bay Colony Drive transactions, did not carry unit designations. One sale, 30 Woodland Road at $470,000, listed the buyer as Woodland Road LLC rather than an individual. Bedroom, bathroom and square-footage figures were not available in the deed data for any property, so no price-per-square-foot comparisons could be made. Beyond the priced sales, 11 of the month's 20 recorded transfers carried nominal considerations under $10,000; several of these, such as transfers naming the same surname as both grantor and grantee or involving entities with "TR" or "TRUST" in the name, such as the Perry, Manzella, Lage, Sutherland, Wilder, Abbatine, McDaniel and Connelly transfers, indicate within-family or trust-related transfers.
