Ashland Median Home Sale Price Holds At $535,000 Through Late Summer

ASHLAND -- Eighteen properties changed hands in Ashland from Aug. 7 to Sept. 5, according to deeds recorded at the South Middlesex Registry of Deeds, with disclosed sale prices ranging from $450,000 to $735,000. Only seven of the 18 transactions included a stated price.

MARKET OVERVIEW The registry recorded 18 property transfers over the four-week period. Among the seven sales with a disclosed price, the range ran from $450,000 to $735,000, with a median of $535,000. The 18 recorded transfers represent a full slate of deed activity for the town, but the raw count alone does not tell the whole story: eight of the 18 transfers, nearly half, involved parties with matching last names moving property into or out of a trust, a pattern common in estate planning that typically carries no disclosed sale price. With only seven of 18 sales priced, the data offers a limited window into overall market direction.

TOP SALES The month's highest-priced transaction was 84 W. Union St., which sold for $735,000 on Aug. 14. Anatoliy Shakarov and Dina Shakarova sold the property to Anna and Vasyl Sokoliuk. At 6 Fox Hill Rd., Sharath Patil and Shwetha Bhadravathi Patil sold to Abateneh Alemu for $685,000 on Aug. 25. A condominium at 431 America Blvd. Unit 64D sold for $650,000 on Aug. 7; Anand Kumar Krishnamurthy and Sinduja Prithivirajan sold to Fuad Mammadov. Two units on Captain Eames Circle sold for $535,000 each on Aug. 31: Unit D Bldg. 135 at 47 Captain Eames Cir. transferred from Robert J. Tosti Tr. and Barbara J. Tosti Tr. to Robert J. Tosti and Laura B. Tosti, and Unit D at 325 Captain Eames Cir. transferred from Ya Jun Feng to Chhabi Raj Neupane.

NEIGHBORHOOD BREAKDOWN Captain Eames Circle accounted for three of the 18 recorded transfers, the most of any street in the data set: the two $535,000 sales noted above plus 477 Captain Eames Cir. Unit D Bldg. 25, which transferred to Silver Creek Properties LLC with no price disclosed. Spyglass Hill Drive also had two transfers, at Unit A and Unit 46B/Unit B Bldg. 46, both moving into family trusts with no price disclosed. By price tier among the seven disclosed sales: one sale fell under $500,000 ($450,000, at 83 Arrowhead Cir.); three fell between $500,000 and $600,000 ($530,000-$535,000); two fell between $600,000 and $700,000 ($650,000 and $685,000); and one exceeded $700,000 ($735,000, at 84 W. Union St.).

MARKET NOTES Several recorded addresses carry unit designations, including properties on Captain Eames Circle, Haven Way, Arrowhead Circle, Spyglass Hill Drive and America Boulevard, indicating condominium sales made up a substantial portion of the period's transfers. Addresses without unit numbers, including Fox Hill Road, Summit Lane, Greenwood Road, Wadsworth Road, South Street, Concord Street, West Union Street, Longhill Road and Donna Lee Lane, accounted for the remainder. No bedroom, bathroom or square-footage data was available in the deed records, so price-per-square-foot comparisons cannot be made. Eight of the 18 transfers were recorded between parties sharing a last name or into a trust, meaning fewer than half of August's recorded deeds reflect open-market, price-disclosed sales.
