Ashland Deed Recordings Show $3.66 Million Spread Between July's Highest and Lowest Sales

ASHLAND -- Twenty property transfers were recorded in Ashland between July 3 and Aug. 1, with prices ranging from $412,175 to $4,075,000, according to South Middlesex Registry of Deeds records. The month's sales included a $4,075,000 commercial-style transfer on Butterfield Drive and a cluster of family and trust transfers that carried no disclosed sale price.

MARKET OVERVIEW The registry recorded 20 property transfers during the period, with 14 including a disclosed sale price. Prices ranged from $412,175 to $4,075,000, and the median sale price among disclosed transactions was $661,000. The 20 recorded deeds represent a active volume of activity for the four-week window, though six of those transfers -- 30% of the total -- carried no disclosed consideration, consistent with family or trust-related transfers rather than open-market sales.

TOP SALES The month's highest-priced transaction was 158 Butterfield Drive, which sold for $4,075,000 on July 13. The seller was listed as Newyo LLC and the buyer as Butterfield Partners LLC. The next-highest sale was 8 Blue Jay Lane at $1,240,000, recorded July 16, sold by Amanda M. Borja and Daniel G. Borja Toaza to Matthew A. Avis and Victoria R. Avis. At 4 Indian Brook Road, Adnan I. Ahmed sold to Gregory Michael Hodlin and Andrea Ng Hodlin for $1,060,000 on July 17. A sale at 7 Whippoorwill Lane closed July 10 for $902,500, with James W. and Pamela CJ McQuillan selling to James Starkey and Valerie Laufer. Rounding out the top five, 74 Oregon Road sold for $850,000 on July 15; the sellers were Ellen G. Pazolt and Alicia B. Murstein, both listed as trustees, and the buyer was Stephanie DeGroot.

NEIGHBORHOOD BREAKDOWN Prospect Street saw two recorded sales during the period: 139 Prospect St. sold for $680,000 and 232 Prospect St. sold for $625,000, both closing July 14-15. Algonquin Trail also had two condominium unit sales -- 156 Algonquin Trail Unit D ($642,000) and 230 Algonquin Trail Unit 133C ($600,000). By price tier, two sales closed under $500,000 (25 Nickerson Road at $412,175 and 10 Metropolitan Avenue at $450,000); the bulk of disclosed sales, eight in total, fell between $500,000 and $1 million; and three sales exceeded $1 million, led by the Butterfield Drive transaction.

MARKET NOTES The month's sales included a mix of single-family homes and condominium units, with the two Algonquin Trail transactions representing the period's only recorded condo sales. Six of the 20 transfers carried no disclosed price, and most of those involved matching or overlapping names between grantor and grantee -- including transfers into living trusts at 10 Wenzell Road, 7 Old Central Turnpike and 123 Arrowhead Circle, and a transfer at 6 Grover Street into a realty trust bearing the seller's name. A similar pattern appeared at 2 Indian Spring Road, where the grantee list included a name also listed among the grantors. The registry does not disclose the reason for these transfers. The $4,075,000 sale on Butterfield Drive stood apart from the rest of the month's activity both in price and in structure, with both the buying and selling entities recorded as LLCs rather than individuals.
