Ashby October Home Sales Stay Under $200,000 Price Ceiling

Ashby recorded four property deeds in October, but only three carried sale prices; a fourth, at 1539 Richardson Road, was a nominal-consideration transfer between Anthony Savoie and his own living trust and is not counted as a sale.

ASHBY -- Three properties changed hands in Ashby in October with recorded sale prices, while a fourth transaction involving a trust transfer carried only a nominal consideration.

MARKET OVERVIEW Four deeds were recorded in Ashby between Oct. 2 and Oct. 31, but one was a nominal-consideration transfer and is not counted as a market sale. Among the three sales with recorded prices, prices ranged from $115,000 to $180,000, with a median sale price of $140,000. With only three market sales recorded for the month, the raw count suggests limited transaction volume for the period.

TOP SALES The highest-priced sale was 107 Piper Road, which sold for $180,000 on Oct. 6. Seller Nancy C. Ouellette transferred the property to Ojas Properties LLC. Bed, bath and square footage figures were not available in the deed record.

The second-highest sale was 251 Frost Road, which sold for $140,000 on Oct. 15. The sellers were listed as "See Doc" and Daniel V. Hecht Trust, and the buyers were Platinum Development LLC and East Coast Platinum Development LLC.

The third sale was 90 Log Cabin Road, which sold for $115,000 on Oct. 23. Sellers Mark Starr and Amy Starr transferred the property to Grace E. Desjardin.

NEIGHBORHOOD BREAKDOWN The three priced sales occurred on three different streets, Piper Road, Frost Road and Log Cabin Road, with no street recording more than one sale this month. By price tier, two sales fell in the $100,000-to-$150,000 range (Log Cabin Road and Frost Road) and one sale fell in the $150,000-to-$200,000 range (Piper Road).

MARKET NOTES Two of the three priced sales, at Piper Road and Frost Road, involved limited liability companies as buyers: Ojas Properties LLC and the pairing of Platinum Development LLC and East Coast Platinum Development LLC. The third sale, at Log Cabin Road, involved an individual buyer. Bed, bath and square footage data were not available for any of the October transactions, so no price-per-square-foot comparisons could be made.

A fourth deed, for 1539 Richardson Road, was recorded Oct. 30 as a nominal-consideration transfer rather than a sale. The grantor, Anthony Savoie, transferred the property to "Savoie Anthony TR" and the "Anthony Savoie Living Trust," a transfer involving matching surnames that indicates an internal or trust-related transfer rather than an open-market sale. No sale price applies to this transaction.
