Arlington Home Prices Top $1.1 Million Median Despite Wide July Sales Range
ARLINGTON -- Fourteen residential property transfers were recorded in Arlington between July 24 and Aug. 22, with disclosed prices ranging from $80,000 to $1,365,000, according to deed records from the South Middlesex Registry of Deeds. Nine of the 14 transfers listed a sale price; the remaining five, several involving family trusts, did not.
MARKET OVERVIEW Of the 14 recorded transfers, nine included a disclosed consideration amount. Among those nine, prices ranged from $80,000 to $1,365,000, with a median sale price of $1,160,000. The other five transfers listed no sale price, a pattern common in deed filings involving transfers into or out of family or revocable trusts. Four of those five undisclosed-price transfers were recorded on a single day, July 27, alongside two disclosed-price sales that same day.
TOP SALES The highest-priced sale was 197 Hillside Ave., which sold for $1,365,000 on July 27. John M. Swift Jr. was the seller; Yiqing Yang was the buyer.
74 Rhinecliff St. sold for $1,257,235 on July 24. Geetika Mathur and Mohit Mather were the sellers; Kyle Neblett and Molly Elizabeth Neblett were the buyers.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so transactions are grouped here by price tier. One sale fell under $500,000: 19 Menotomy Road sold for $80,000 on July 29, the period's lowest-priced transaction; the seller was Rachel Elizabeth Bortfeld Steely and the buyer was Mae Ileana Fuchs. Three sales fell between $500,000 and $1 million: 93 Massachusetts Ave. Unit 1 sold for $610,000 on July 27; 87 Palmer St. Unit 87 sold for $880,800 on July 29; and 109 Ridge St. sold for $985,000 on July 30. Union St. and an Arlington property with no street address listed, carried no disclosed sale price and involved sellers and buyers with matching surnames on family or revocable trust paperwork.
MARKET NOTES Two of the 14 recorded transfers involved condominium units, identified by unit numbers in the deed record: 87 Palmer St. Unit 87 and 93 Massachusetts Ave. Unit 1. Beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons could be calculated. Five of the 14 transfers, more than a third of the period's total, listed no disclosed sale price; four of those five were recorded on July 27 and involved sellers and buyers sharing surnames, consistent with transfers into family or revocable trusts at 15 Edmund Road, 30 Stone Road, 75 N. Union St. and the unspecified Arlington address.
