SHIRLEY -- Seventeen properties changed hands in Shirley over the past month, with a cluster of five condominium sales at a single Ambrose Way development accounting for nearly a third of all recorded transactions.
MARKET OVERVIEW
Seventeen deeds were recorded in Shirley between July 31 and Aug. 29. Among the 11 transactions with a disclosed sale price, values ranged from $200,000 to $925,000, and the median sale price was $317,100. The remaining six deeds did not include a disclosed price; all six were transfers between family members and their trusts. The month's overall transaction count was driven in large part by five condominium unit sales at a single new development on Ambrose Way, which alone made up close to a third of all recorded sales.
TOP SALES
The month's highest-priced transaction was 1000 Mt Laurel Cir Unit 4, which sold for $925,000 on Aug. 7. Seller Mt Laurel Realty LLC transferred the unit to buyer Steady Course LLC.
111 Lawton Rd sold for $625,000 on Aug. 24. Sellers Matthew R. Sabourin and Sarah K. Sawyer transferred the property to buyers James D. and Michelle A. Tompkins.
22 Porter St sold for $505,000 on Aug. 26. Sellers Katherine Melissa Geirer and Katherine Melissa Bukis transferred the property to buyers Tyler Corcoran and Alyssa Desilva.
142 Squannacook Rd sold for $450,000 on Aug. 14. Sellers Alex Beaudion and Shaelyn Beadion transferred the property to buyers Kathleen Waggoner and John Bono.
8 Benjamin Rd sold for $420,000 on Aug. 25. Sellers Sherry L. Harding and the estate of Milton E. Westover transferred the property to buyer Brian Canney.
NEIGHBORHOOD BREAKDOWN
Ambrose Way saw five separate unit sales in the period, all sold by Shirley Station Development Inc: units 32, 34, 36, 41 and 43, priced at either $282,800 or $317,100 each. No other street had more than one recorded sale.
Among the 11 sales with disclosed prices, eight fell under $500,000: the four lower-priced Ambrose Way units ($282,800 each), the two higher-priced Ambrose Way units ($317,100 each), 8 Benjamin Rd ($420,000), 142 Squannacook Rd ($450,000) and 68 Longley Rd ($200,000). Three sales fell between $500,000 and $1 million: 22 Porter St ($505,000), 111 Lawton Rd ($625,000) and 1000 Mt Laurel Cir Unit 4 ($925,000). No sale in the period topped $1 million.
MARKET NOTES
Six of the 17 recorded deeds, roughly a third of the month's total, were transfers within the same family into a trust or life estate rather than open-market sales: 34 Garrison Rd, 1 South St, 30 Lancaster Rd, 10 Mt Henry Rd, 122 Hazen Rd and 45 Clark Rd.
