All Four Priced Arlington Home Sales In October Topped 1 Million Dollars

ARLINGTON -- The South Middlesex Registry of Deeds recorded 16 property transfers in Arlington during October, but only four carried a market sale price, and all four of those closed above $1 million.

MARKET OVERVIEW Of the 16 deeds recorded between Oct. 2 and Oct. 31, four included a recorded consideration amount that reflects an actual sale price. Those four sales ranged from $1,000,000 to $1,750,625, with a median sale price of $1,076,500. The remaining 12 entries were recorded as nominal consideration under $10,000, meaning they are not market sales and are excluded from the price range and median. Based on the raw count of 16 recorded deeds, October showed a comparatively high volume of registry activity in Arlington, though the bulk of that volume came from nominal-consideration transfers rather than arm's-length sales.

TOP SALES 35 Avola St. sold for $1,750,625 on Oct. 8, the month's highest-priced transaction. The sellers were Edward F. Walker and Suzanne L. Walker, as trustees; the buyers were Rachel Barbarisi and John McKenna. 260 Hillside Ave. sold for $1,083,000 on Oct. 6. The sellers were Air Club Realty Trust and Besjon Alivandi, as trustee; the buyers were Caitlin Martinez and Julio Martinez. 12 Chester St. sold for $1,070,000 on Oct. 5. The sellers were Barbara J. Downey and Kevin F. Wall; the buyers were Lindsay Theodore and Justin Piserchia. 28 Forest St. sold for $1,000,000 on Oct. 5. The sellers were Jonathan D. Buck and Brian C. Buck, as trustees; the buyer was Forest St LC.

NEIGHBORHOOD BREAKDOWN The four priced sales were spread across four different streets, Avola Street, Hillside Avenue, Chester Street and Forest Street, with no overlap among them. All four fell into a single price tier: over $1 million. Among the nominal-consideration transfers, Cypress Road recorded two transfers in October, at 1 Cypress Rd. on Oct. 5 and 24 Cypress Rd. on Oct. 2; both listed a familiar name among sellers and buyers carrying forward into the new ownership, consistent with a trust-related transfer rather than a sale.

MARKET NOTES Twelve of the 16 recorded deeds in Arlington this month, 75%, were nominal-consideration transfers rather than sales. Many of those transfers listed matching surnames or "TR" designations between seller and buyer, including at 26 Webcowet Rd., 44 Browning Rd., 106 Arlington St., 126 George St., 13 Lafayette St. and 54 Trowbridge St., a pattern consistent with family or trust-related transfers.
