Acton's Top July Sale Hits $1.83 Million While Median Price Holds Near $1 Million

ACTON -- Seventeen properties changed hands in Acton between July 24 and Aug. 22, with disclosed sale prices ranging from $400,000 to $1.83 million and a median price of $980,000 among the 13 transactions that included a sale price.

MARKET OVERVIEW The registry recorded 17 total property transfers during the period, 13 of them with a disclosed consideration amount. Prices among those 13 ranged from $400,000 to $1,830,000, with a median of $980,000. Seventeen recorded sales in one month is a relatively high count for Acton based on the raw number of transactions alone. That said, four of the 17 transfers carried no disclosed price and, based on matching or overlapping seller and buyer names, appear to be transfers into family trusts rather than open-market sales.

TOP SALES The highest-priced transaction was 74 Canterbury Hill Rd, which sold for $1,830,000. The sellers were Ning Shi and Chenxi Yang; the buyer was Jing Guo. At 6 Lady Slipper Ln, the property sold for $1,478,000; sellers Arturo C. Lopez and Maria J. Seng, both listed as trustees, sold to buyers Alexandra Rukhadze and Jillian Seymour. The home at 29 Washington Dr sold for $1,150,000, with seller Richard Langin transferring to buyers Jacob and Elizabeth Cruz. At 11 Bromfield Rd, seller CVM Holdings LLC sold the property for $1,045,000 to buyers Samaneh Pakniyat and Mojtaba Borhani. Rounding out the top five, 17 Orchard Dr sold for $997,000; sellers Thomas M. and Michelle L. Ferreira sold to buyers William Spear and Katherine Leclair.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no single-street pattern emerged. By price tier: two sales fell under $500,000 (30 Harris St Unit 8 at $415,000 and an unaddressed Acton parcel at $400,000). Seven sales fell between $500,000 and $1 million: 128 Parker St Unit 2C ($512,000), 927 Main St ($545,000), 113 Audubon Dr Unit 13 ($575,000), 45 Hartland Way Unit 72 ($650,000), 35 Greenside Ln Unit 33 ($980,000), 9 Foster St ($995,000) and 17 Orchard Dr ($997,000). Four sales topped $1 million, led by the Canterbury Hill Road sale. The remaining four transfers, all price not disclosed, were spread across Wampus Avenue, Westside Drive, Newtown Road and Prospect Street.

MARKET NOTES Six of the 17 transfers, more than a third, were condominium units, based on unit numbers listed in the deed records: Greenside Lane, Audubon Drive, Wampus Avenue, Harris Street, Hartland Way and Parker Street. The remaining sales were single-address properties without unit designations. Square footage was not available in the deed data, so no price-per-square-foot comparison could be made. Four transactions, all without a disclosed price, showed the same or closely matching names on both the seller and buyer sides, consistent with a property being moved into a trust rather than sold to a new owner: 6 Westside Dr, 98 Newtown Rd, 155 Prospect St and, with a different name on the receiving end, 14 Wampus Ave Unit 33.
