Acton's July Sales Cluster Near $683,000 Median Amid Wide Price Range

ACTON -- Twenty property deeds were recorded in Acton between July 3 and Aug. 1, with disclosed sale prices ranging from $115,000 for a Great Road condominium to $1,250,000 for a single-family home on Lincoln Drive.

MARKET OVERVIEW Of the 20 deeds recorded during the four-week period, 11 listed a sale price. Those disclosed prices ranged from $115,000 to $1,250,000, with a median of $683,000. The remaining nine transfers did not list a consideration amount, which is standard for many deed types and does not necessarily indicate a below-market or above-market transaction. Twenty recorded transactions in four weeks represents a moderate volume of activity for the town; without data from prior months, this report cannot characterize whether the pace is accelerating or slowing.

TOP SALES The month's highest-priced transaction was 19 Lincoln Dr., which sold for $1,250,000 and was recorded July 16. Sellers Lorne and Michelle Groe transferred the property to Elizabeth R. Nichols and Christopher L. Brewer, both listed as trustees.

At 30 Duggan Rd., Richard B. Ahern Jr. and Linda B. Ahern sold to Spencer and Cayley Lloyd for $1,122,000, also recorded July 16.

39 Ethan Allen Dr. sold for $1,025,000, recorded July 9. Sellers Laura Lamp and Junior Dominguez transferred the property to Sarah and Zachariah Prentice.

27 Greenside Ln. Unit 59 sold for $895,000, recorded July 14. Mark Randall White, trustee, sold to Jane W. Bungard and Mark D. Bungard, both listed as trustees.

12 Meyer Hill Dr. Unit 24 sold for $735,000, recorded July 14. Sellers Michael Kim and Yun Jin Rho transferred the unit to Mark Thomas Quattrocchi and Huimin Sun.

NEIGHBORHOOD BREAKDOWN Meyer Hill Drive recorded two transactions in the period. In addition to the $735,000 sale of Unit 24, Unit 11 at 37 Meyer Hill Dr. transferred without a disclosed price, part of an estate and trust transfer involving Edward G. Connors.

Among the 11 sales with disclosed prices, two sold below $500,000 -- 91 Drummer Rd. Unit R4 at $475,000 and 384 Great Rd. Unit B102 at $115,000. Six sold between $500,000 and $1 million: 425 Great Elm Way Unit 425 ($570,000), 11 Brabrook Rd. ($616,000), 35 Quaboag Rd. ($625,000), 75 School St. ($683,000), 12 Meyer Hill Dr. Unit 24 ($735,000) and 27 Greenside Ln. Unit 59 ($895,000). Three sold above $1 million: 39 Ethan Allen Dr., 30 Duggan Rd. and 19 Lincoln Dr.

The remaining nine transfers, which did not disclose a price, were spread across Woodbury Lane, Doris Road, Whispering Way, Oneida Road, Coughlin Street, Main Street, Old Stone Brook, Central Street and Meyer Hill Drive.

MARKET NOTES Eight of the 20 recorded deeds were condominium units -- at Whispering Way, Greenside Lane, Meyer Hill Drive (two units), Drummer Road, Great Elm Way, Old Stone Brook and Great Road -- while the remaining 12 were single-family or other property types. Bedroom, bathroom and square-footage figures were not available in the deed data and are omitted.

Eight of the 20 deeds involved a grantor and grantee sharing the same surname, a pattern consistent with intra-family or trust transfers: properties on Woodbury Lane, Doris Road, Oneida Road, Coughlin Street, Main Street, Old Stone Brook, Central Street and Meyer Hill Drive. None of these eight listed a sale price. This report does not speculate on the reasons behind these transfers.

The lowest disclosed sale, 384 Great Rd. Unit B102 at $115,000, transferred to BN Events LLC. Another sale, 11 Brabrook Rd. at $616,000, transferred to Brabrook LLC, recorded July 3.
