Acton Residential Median Holds at $940,000 as Commercial Sale Tops $2.5 Million in June

ACTON -- A commercial property on Great Road commanding $2,570,000 headlined a month of brisk deed activity in Acton, while the residential market posted a median sale price of $940,000 on 12 transactions with disclosed pricing out of 20 total recorded during the period.

MARKET OVERVIEW Acton recorded 20 deed transfers between June 7 and July 6, 2026, with 12 of those including a disclosed sale price. Prices among disclosed transactions ranged from $250,000 to $2,570,000, with a median of $940,000. The volume — 20 transfers in roughly four weeks — reflects a moderately active period, though the high share of undisclosed prices (eight of 20) limits a complete picture of market conditions.

TOP SALES The month's highest transaction was 178 Great Rd., which sold June 15 for $2,570,000. The commercial property transferred from Great Rd Acton LLC to DSP Commercial Realty LLC. The second-highest residential sale was 709 Main St., which changed hands June 9 for $1,550,000; seller Green Skyline Development Company LLC conveyed the property to Abu Musa and Parul Musa. Third was 44 Wood Ln., sold June 15 for $1,325,000 by Pratheepan Madasamy and Michelle K. Madasamy to Aditya Tiwari and Nidhi Raj. Rounding out the top tier, 18 Bromfield Rd. sold June 11 for $1,160,000 from David Speir McCormick to trustees Brian W. Turner and Jennifer D. Turner, and 3 Hawthorne St. fetched $1,040,000 on June 16, going from Steven C. Brown and Shana L. Pyun to trustees Andrew S. Coffin and Carolyn F. Coffin.

NEIGHBORHOOD BREAKDOWN Great Road accounted for two of the month's 20 transactions, spanning a wide range: the commercial parcel at 178 Great Rd. sold for $2,570,000, while the condominium unit at 388 Great Rd. Unit B23 sold for $250,000 — the lowest disclosed price of the period. Sales in the $700,000–$800,000 tier were concentrated along residential streets including Nagog Hill Road ($700,000), Alcott Street ($780,000), and Quail Run ($718,500), while the condominium unit at 18 Ellsworth Village Rd. sold for $755,000. The over-$1 million tier included five transactions: Wood Lane, Main Street, Bromfield Road, Hawthorne Street, and Mohawk Drive ($1,000,000). Eight transfers carried no disclosed consideration, including multiple conveyances that appear to reflect trust formations where grantors and grantees share surnames — patterns common in estate planning.

MARKET NOTES The dataset's mix of property types is notable: alongside single-family homes, the period included at least three condominium units (18 Ellsworth Village Rd. Unit 26, 18 Quail Run Unit 18, and 388 Great Rd. Unit B23) and one clearly commercial transaction (178 Great Rd.). The Great Road commercial sale at $2,570,000 skews the overall price range significantly; among the 11 residential transactions with disclosed prices, the range narrows to $250,000–$1,550,000. Several transfers with undisclosed prices — including 14 Olde Lantern Rd., 4 Lilac Ct., 19 Meyer Hill Dr., 164 Split Rock, 7 Coolidge Dr., 7 Conant St., 65 Washington Dr., and 7 Edgar Dr. — show sellers and buyers sharing surnames or trust names, consistent with intra-family or estate-planning transfers rather than arm's-length sales.
