Acton median sale price reaches $1,001,000 among August's disclosed deeds

ACTON -- Nineteen properties changed hands in Acton between July 31 and Aug. 29, with sale prices among the 12 transactions that disclosed a figure ranging from $220,000 to $1,478,000 and a median of $1,001,000.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Acton during the period. Twelve of the 19 disclosed a sale price; the other seven did not, which is typical for deed records and, in several cases here, reflects transfers of property into a revocable trust held by the same owner rather than a sale to a new party. Among the 12 disclosed transactions, prices ranged from $220,000 to $1,478,000, with a median of $1,001,000. TOP SALES The month's highest recorded price was 6 Lady Slipper Lane, which sold for $1,478,000 on July 31. Sellers were Arturo C. Lopez, trustee, and Maria J. Seng, trustee; buyers were Alexandra Rukhadze and Jillian Seymour.

5 Minuteman Road sold for $1,175,000 on Aug. 17. Sellers were Humphrey H. Chen and Yuhsin Tai; buyers were Ragu Adinarayanan and Nicole R.G. Paquin.

29 Washington Drive sold for $1,150,000 on July 31. The seller was Richard Langin; buyers were Jacob and Elizabeth Cruz.

25 Revolutionary Road sold for $1,125,000 on Aug. 4. Sellers were Garrett P. and Erin E. Nannene; buyers were Pablo and Kirsten Bello.

37 Newtown Road sold for $1,040,000 on Aug. 14. Sellers were Adel and Sohair Daoud; buyers were Michelle Odonoghue and Carolyn Clark.

NEIGHBORHOOD BREAKDOWN No two sales in the period occurred on the same street, so no single-street cluster emerged. Six of the 19 transfers moved a property from an individual owner to a revocable trust held by that same person or couple, all without a disclosed sale price: Soroko/Vose at an unlisted Acton address, 33 Greenside Lane (Frisch), 9 Jackson Drive (Mateos), 13 Evergreen Road (Testa), 91 Canterbury Hill Road (Purakayastha), and 5 Wampus Avenue Unit 4 (Sahoo). A seventh, 42 Taylor Road, moved from a trust (Donald Mary M, trustee) to individual family members, Elliott and Amy Donald, for a disclosed $650,000. One transaction, 255 Arlington Street Unit 12A, listed a limited liability company, American Alpha Assets LLC, as seller; that sale did not disclose a price.
