Acton Home Sale Tops $1.5 Million as Disclosed Prices Span Wide Range

ACTON -- Nineteen property transfers were recorded in Acton over the past month, with disclosed sale prices ranging from $206,000 to $1,515,000 and a median price of $885,000 among sales where a price was reported.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 transfers in Acton between Aug. 14 and Sept. 12, with 13 of those transactions disclosing a sale price. Disclosed prices ranged from $206,000 to $1,515,000, with a median of $885,000. A count of 19 recorded transfers in a one-month span reflects a moderate level of activity, though six of the 19 transactions were transfers into or between family trusts with no price disclosed, which is typical for that kind of filing rather than an open-market sale.

TOP SALES The month's highest-priced sale was 39 Adams St., which sold for $1,515,000 on Aug. 20. Seller David M. Crawley transferred the property to buyers Muhammad Mahmod Hanif and Nabiha Mahmood. At 54 Pope Rd., Kevin Glenn Ressler and Barbara Grace Ressler sold to Michael Lynn Potter and Ilkay Yildiz Potter for $1,365,000 on Aug. 17. At 5 Minuteman Rd., Humphrey H. Chen and Yuhsin Tai sold to Ragu Adinarayanan and Nicole R. G. Paquin for $1,175,000, also on Aug. 17. At 37 Newtown Rd., Adel and Sohair Daoud sold to Michelle Odonoghue and Carolyn Clark for $1,040,000 on Aug. 14. Rounding out the top five, 5 Mirasol Cir. Unit 5 sold for $1,005,000 on Aug. 17, with sellers Samuel Edward Shuster and Dena Anne Shuster transferring to James P. and Carrie D. Mackay.

NEIGHBORHOOD BREAKDOWN Newtown Road saw two sales during the period: 37 Newtown Rd. at $1,040,000 and 103 Newtown Rd. at $870,000, the latter sold by Benjamin Huang to Michael Joseph Bernatchez on Aug. 20. Canterbury-named streets also appeared three times, though none of those transactions disclosed a price: 43 Canterbury Ln., 113 Canterbury Hill Rd. and 25 Canterbury Hill Rd. were all transfers of property into family trusts held by the same individuals named as sellers. By price tier among the 13 disclosed sales, three sold under $500,000: 428 Great Rd. Unit 13 ($206,000), 10 Wampus Ave. Unit 1034 ($265,000) and 235 Arlington St. ($400,000). Five sold between $500,000 and $1 million: 24 Forest Rd. ($524,000), 1 Heather Hill Rd. ($850,000), 103 Newtown Rd. ($870,000), 81 Alcott St. ($885,000) and 444 Great Rd. ($918,000). Five sold above $1 million, led by 39 Adams St. at $1,515,000.

MARKET NOTES Six of the 19 recorded transfers, roughly a third, were transactions in which sellers transferred property to a family trust bearing their own names, with no sale price disclosed: 43 Canterbury Ln., 21 Seneca Rd., 113 Canterbury Hill Rd., 7 Preston Way Unit 38, 34 Brewster Ln. Unit 34 and 25 Canterbury Hill Rd. Five of the 19 transfers involved addresses with unit numbers, consistent with condominium sales: 10 Wampus Ave. Unit 1034, 7 Preston Way Unit 38, 34 Brewster Ln. Unit 34, 428 Great Rd. Unit 13 and 5 Mirasol Cir. Unit 5. One transaction, 444 Great Rd. at $918,000, was a sale between two LLCs, FFD LLC to Northeast Holdings LLC, distinguishing it from the individual and trust buyers seen elsewhere in the data. Bed, bath and square-footage figures were not available in the deed records reviewed for this report.
