Woburn Median Home Sale Price Holds At $802,500 In Late Summer

WOBURN -- Twenty property deeds were recorded in Woburn between Aug. 21 and Sept. 19, with sale prices ranging from $525,000 to $1,195,000 among the 10 transactions that carried a recorded consideration amount so far.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 Woburn property transfers during the four-week period. Of those, 10 included a sale price, ranging from $525,000 to $1,195,000, with a median of $802,500. Twenty recorded transfers in four weeks is a substantial volume by raw count, though half of those transactions have no price on file yet and several appear to be transfers within the same family or into a trust rather than open-market sales. Prices for the remaining 10 transactions typically appear at the registry within about a week of recording.

TOP SALES

The highest-priced transaction was 22 Archer Dr., which sold for $1,195,000. Sellers Telita Huffman and Mila Huffman transferred the property to Relo Direct Government Services LLC. At 12 Heritage Dr., Robert A. Hammond and Diana R. Hammond sold to Alison Carr and Paul Carr III for $1,135,000. The home at 11 Beach St. sold for $910,000, with John and Sharyn Beaver as sellers and Caroline Bencivenga Brown and Charles Thomas Brown II as buyers. At 4 Laurel St., Edward Quinn and Mary Rose Quinn sold to Colin Kohler and Amanda Garceau for $885,000. Rounding out the top five, 7 Intervale St. sold for $825,000, with Nancy D. Gaudreau (also listed as Nancy D. McGeoghegan) as seller and Joseph Terranova and Anna Villani as buyers.

NEIGHBORHOOD BREAKDOWN

Mishawum Road saw three separate transfers in the period: 50 Mishawum Rd. sold for $640,000, 72 Mishawum Rd. sold for $780,000, and 105 Mishawum Rd. changed hands with a price not yet available. Lexington Street also saw two condominium transfers at 299 Lexington St., units 61 and 79, both with prices not yet available. Unit 463 (Mastrodomenico), 43 Brentwood Rd. (Cacciolfi), 299 Lexington St. Unit 61 (Feely), 2 Pigeon Rd. (Coakley), 10 Wiley St. (Carpenter), 299 Lexington St. Unit 79 (Sullivan) and 12 Caulfield Rd. (Sanborn). Two transfers without a listed price, at 36 Ellis St. and 105 Mishawum Rd., involve different names on the buyer and seller side and appear to be third-party sales awaiting price data. The period's transfers included a mix of single-family homes and condominium units, among them 6 Stratton Dr. Unit 303, 463 Place Ln. Unit 463, and the two 299 Lexington St. units. The top sale, at 22 Archer Dr., listed a relocation services company, Relo Direct Government Services LLC, as buyer.
