Woburn Home Prices Span $415,000 to $1.05 Million in Late Summer Sales

WOBURN -- Eighteen property deeds were recorded in Woburn between July 17 and August 15, with disclosed sale prices ranging from $415,000 to $1,050,000. Two condominium sales on Caspian Circle, both sold by the same developer, ranked among the period's top transactions.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 18 Woburn property transfers over the four-week period, averaging roughly one every day and a half. Of those, nine included a disclosed sale price; the remaining nine were recorded without consideration amounts, several involving transfers into or between family trusts. Among the nine disclosed sales, prices ranged from $415,000 to $1,050,000, with a median of $720,000. Because more than half of all recorded deeds carried no disclosed price, the raw count of 18 reflects a mix of open-market sales and internal family or trust transfers rather than market activity alone.

TOP SALES The period's highest-priced transaction was 5 Vine Brook Way, Unit 5, Building 2, Phase 8, which sold for $1,050,000 on July 23. Kingsbury Barry M Tr and Brosnan Rebecca Tr sold the unit to Arena Diana Maria. At 12 Caspian Cir, Unit 12, West Woburn Development Corp sold the property to Xin Ning and Huang Xiaokang for $999,900 on July 17. West Woburn Development Corp also sold 1 Caspian Cir, Unit 14, to Robert B. Holland Jr. and Nancy S. Holland for $924,900 on July 20. At 8 Alfred Pl, Sharon E. Adams and Sharon Ellis sold to Thomas S. Davis Jr. and Carol S. Davis for $774,000 on July 20. Rounding out the top five, 12 Karen Rd sold for $720,000 on July 24; Emir Hankour and Nabila Hanour sold to Jordan Skeens and Elyse Stewart.

NEIGHBORHOOD BREAKDOWN Caspian Circle accounted for two of the period's top three sales, both sold by West Woburn Development Corp: Unit 14 at $924,900 and Unit 12 at $999,900. No other street had more than one disclosed sale. By price tier, one disclosed sale fell under $500,000: 3 Nichols St at $415,000, sold by Littleton Deborah M Tr and the Nichols Street Trust to Centura Bay LLC. Seven disclosed sales fell between $500,000 and $1 million: 37 Mountain St Unit 37 ($509,000), 17 Grove St ($532,500), 87 Winn St Unit 1 ($545,000), 12 Karen Rd ($720,000), 8 Alfred Pl ($774,000), 1 Caspian Cir Unit 14 ($924,900) and 12 Caspian Cir Unit 12 ($999,900). One sale topped $1 million: 5 Vine Brook Way Unit 5 at $1,050,000.

MARKET NOTES Eight of the 18 recorded deeds, 379 Main St, 1 Pilgrim Rd, 169 Place Ln Unit 169, an unaddressed Woburn parcel tied to the Anne Marie Martini Family Trust, 10 Woodside Ter, 6 Shaker Hill Ln, 11 Dix Rd and 67 Hammont Pl Unit 67, involved transfers within the same family or into a trust structure, and none disclosed a sale price. The property types among disclosed sales included condominium units (Vine Brook Way, Winn St, Mountain St and both Caspian Circle addresses) and single-family or multi-unit properties (Karen Rd, Alfred Pl, Grove St and Nichols St). Bedroom, bathroom and square-footage figures were not available in the deed data for any property.
