Waltham deed prices span $660,000 to $5.48 million with $900,000 median

WALTHAM -- Sixteen property deeds were recorded in Waltham between July 17 and Aug. 15, but only nine listed a sale price, a gap driven largely by trust and estate transfers that carried no disclosed consideration. Among the sales with a price on record, two commercial transactions each topping $4.8 million pushed the month's range far above the residential-sale median.

MARKET OVERVIEW

Sixteen deeds were recorded in the period. Of those, nine disclosed a sale price, ranging from $660,000 to $5,479,000, with a median of $900,000. The remaining seven deeds, nearly half the total, carried no disclosed consideration; six of those were transfers between family members or into family trusts, a pattern common in estate planning and not itself indicative of market activity. Based on raw count alone, 16 recorded deeds in a one-month span is a moderate volume for the town, though the high share of undisclosed and intra-family transfers means the nine priced sales are a better gauge of actual market pricing than the full deed count.

TOP SALES

The largest transaction was 20 Weston St, which sold for $5,479,000 on July 20. The seller was listed as WG I LLC and the buyer as Waltham Weston Street LLC. The second-highest sale was 37 River St at $4,841,000, recorded July 17, with Extra Space Properties Two LLC as seller and E C S Waltham LLC as buyer. A third sale, recorded July 24 with no street address listed in the deed data, sold for $1,800,000; the seller was Michael A. Pinzone, trustee of the Pinzone Family Realty Trust, and the buyer was Vegbaby LLC. The fourth-highest sale was 24 Blossom St for $1,050,000 on July 24, sold by Ramanathan and Madeleine Meyyappan to Tong Wu and Linda Zhang. Rounding out the top five, 134 Brown St Unit 1 sold for $900,000 on July 21; the sellers, Luis and Odalys Sierra, and buyers, Luis A. Sierra Jr. and Olivia I. Sierra, share a surname, indicating the deed may reflect a transfer within the same family.

NEIGHBORHOOD BREAKDOWN

Florence Road was the only street with more than one recorded sale: 293 Florence Rd sold for $875,000 on July 23, and 299 Florence Rd changed hands one day later, on July 24, with no price disclosed. By price tier among the nine disclosed sales, none fell under $500,000. Five sales, at 14 Grant Pl Unit 1 ($660,000), 20 Elson Rd ($747,000), 88 Temple Rd ($830,000), 293 Florence Rd ($875,000) and 134 Brown St Unit 1 ($900,000), fell in the $500,000-to-$1 million range. Four sales exceeded $1 million: 24 Blossom St ($1,050,000), the unaddressed Pinzone-to-Vegbaby transfer ($1,800,000), 37 River St ($4,841,000) and 20 Weston St ($5,479,000).

MARKET NOTES

The two highest-value transfers of the month, 20 Weston St and 37 River St, both moved between limited liability companies rather than individual buyers and sellers, distinguishing them from the remaining priced sales, which involved individual names on both sides of the deed. Seven of the 16 recorded deeds, including 299 Florence Rd, 20 Bowdoin Ave, 19 Circuit Ln, 204 Clocktower Dr Unit 212, 137 Lake St, 18 Pierce St and 1247 Trapelo Rd, show a grantor and grantee sharing a surname or the same individual named as both outgoing owner and incoming trustee, consistent with transfers into a family trust or between relatives. None of those seven deeds disclosed a sale price. Bed, bath and square-footage figures were not available in the deed data for any property in this period, so no price-per-square-foot comparisons can be made.
