Weston Sales Post $2.16 Million Median Amid Wide Price Range

WESTON -- Twenty property transfers were recorded in Weston between July 17 and Aug. 15, with disclosed sale prices ranging from $400,000 to $4,950,000 and a median of $2,160,000 among the 15 deeds that included a consideration amount.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 Weston property transfers over the four-week period. That count reflects a reasonable level of turnover for the town, though the raw figure alone does not establish whether the pace was faster or slower than surrounding periods, since no prior-period data was provided for comparison. Of the 20 transfers, 15 disclosed a sale price and five did not. Disclosed prices ranged from $400,000, for a parcel on Church Street, to $4,950,000, for a home on Glen Road, with a median of $2,160,000.

TOP SALES

The period's highest-priced transaction was 300 Glen Road, which sold for $4,950,000 on July 29. Glen Road Realty Trust and Janice Sasseen, as trustee, sold the property to Xiaowen Feng and Wenjing Liao.

100 Westcliff Road sold for $3,500,000 on July 27. Anthony John Hare and Lynn Jane Hare sold the property to Rachel Elyse Marks and Nathaniel Wilkens Hodgson.

169 Hickory Road sold for $2,695,000 on July 17. Nataliya Kofman and Igor Kofman sold the property to Xin Mao and Wenlin Song.

55 Forest Ridge Road sold for $2,600,000 on July 17. Robert G. Maguire sold the property to Xiaoxin Hu and Kenny Dai.

27 Silver Hill Road sold for $2,499,000 on July 20. Benjamin J. Dempsey, as trustee, and the Jane Rebecca Foley Irrevocable Trust sold the property to Thomas Freedman and Deborah Freedman.

NEIGHBORHOOD BREAKDOWN

Old Road recorded two sales: 20 Old Road for $2,240,000 on Aug. 10 and 19 Old Road for $2,160,000 on July 21. Newton Street also recorded two sales: 118 Newton Street for $1,680,000 on July 30 and 29 Newton Street for $1,550,000 on July 31. By price tier among the 15 sales with disclosed prices, four sold below $1.5 million (from $400,000 to $1,300,000), seven sold between $1.5 million and $2.5 million, and four sold above $2.5 million, topped by the $4,950,000 Glen Road sale.

MARKET NOTES

Bed, bath and square-footage figures were not available in the deed data, so no price-per-square-foot comparison could be made. Five of the 20 recorded transfers, at 26 Whitney Tavern Road, 737 Wellesley Street, 44 Tamarack Road, 84 Wellesley Street and 77 Brook Road, moved property into or out of a family trust rather than to a new outside owner, and none disclosed a sale price; two of those five involved Wellesley Street addresses. Among sales with a disclosed price, 16 Livermore Lane Unit 8, which sold for $1,750,000 on July 21, was the only condominium transfer recorded; the rest were single-family property transfers. The buyers of 100 Westcliff Road, Rachel Elyse Marks and Nathaniel Wilkens Hodgson, share names with the sellers of 55 Coburn Road, Rachel E. Marks and Nathaniel W. Hodgson, which sold for $2,350,000 on Aug. 6, five days before the Westcliff Road purchase closed. Separately, two properties, an unaddressed Weston parcel that sold for $1,200,000 and 39 Church Street, which sold for $400,000, both transferred on Aug. 3 from Laurence C. Nickerson and related sellers to the same buyers, Peter C. Doolittle and Steffany P. Doolittle.
