Watertown Home Sales Split Between Under $1 Million and Two Deals Above

WATERTOWN -- Fifteen properties changed hands in Watertown between July 17 and Aug. 15, with recorded sale prices ranging from $325,000 for a house on Edward Road to $1,237,500 for a home on Kimball Road, according to deeds filed with the South Middlesex Registry of Deeds.

MARKET OVERVIEW

Prices ranged from $325,000 to $1,237,500, and the median sale price among the 12 disclosed transactions was $776,000. TOP SALES

The month's highest-priced transaction was 33 Kimball Rd, which sold for $1,237,500. The seller was listed as Robert J. Caporiccio, trustee of the Caporiccio Realty Trust; the buyer was Alexan Chaprazian. The second-highest sale was 18 Maple St at $1,200,000, sold by Maple Street LLC to Dimokritos Stamatakis. At 11 Hersom St Unit 2, the sale price was $965,000; the seller was Robert J. Avalle, trustee of the RJ Avalle Jr. Trust, and the buyers were Gregory Dorian and Christine Bahtiarian. A house at 43 Grandview Ave sold for $948,000, with Curtis A. Whitney as seller and Bethany L. Romano and Michael P. Melencio as buyers. Rounding out the top five, 652 Belmont St Unit 1 sold for $870,000, with Belmont Street LLC as seller and Matthew O'Donnell and Rebecca Pratt as buyers.

Two streets had multiple recorded sales in the period. Belmont Street saw two transactions: 652 Belmont St Unit 1 at $870,000 and 210 Belmont St Unit 13 at $777,000, sold by Abby Ellen Shapiro, trustee of the Abby Ellen Shapiro Trust, to Junghyo Yoon and Haram Kim. Lexington Street also saw two sales: 258 Lexington St Unit 307 at $530,000, sold by William DiStefano to John V. Capello, and 75 Lexington St Unit 2 at $518,000, sold by Curtis Mariani and Allison La Reau to Arthur Ohannessian. By price tier among the 12 disclosed sales, one sold below $500,000 (104 Edward Rd, $325,000); eight sold between $500,000 and $1 million; and two sold above $1 million (33 Kimball Rd and 18 Maple St).
