Winchester Home Prices Hover Near $1.7 Million as Five Sales Top $2 Million

WINCHESTER -- Seventeen property transfers were recorded in Winchester between Aug. 21 and Sept. 19, with the highest-priced sale reaching $3,799,000. Thirteen of the 17 transactions carry a recorded sale price so far; the remaining four had not yet reached the registry with a price at data pull time.

MARKET OVERVIEW

Among the 13 sales with a recorded price, figures ranged from $30,000 to $3,799,000, with a median sale price of $1,715,000. Five of the 13 priced sales closed above $2 million, indicating a period skewed toward higher-value transactions. With 17 total recorded transfers in a four-week span, deed activity was steady rather than unusually high or low based on count alone. Four transfers, at 21 Hollywood Road, 115 Main Street, 3 Fox Hunt Lane and 16 Olde Village Drive, do not yet have a recorded price; per registry practice, prices typically post within about a week of recording.

29 Ginn Road sold for $3,799,000 on Sept. 2. Cranston Street LLC sold the property to Mark Meyer and Lisa Hammond.

2 Everett Avenue sold for $3,230,000 on Aug. 21. The seller was listed as Two Everett Avenue Trust, with Ann as trustee; the buyers were Peter Daniel Hall and Catherine Louise Hall.

25 Myopia Road sold for $3,100,000 on Sept. 2. Yanli Zhang sold the property to Jonathan and Lyndsay Miles.

112 Highland Avenue sold for $2,400,000 on Aug. 31. Yingzi Wang sold the property to Benjamin A. Clapp and Caroline E. Howe.

78 Bacon Street sold for $2,300,000 on Aug. 28. The sellers were Jonathan and Lyndsay Miles, the same buyers who purchased 25 Myopia Road one day earlier; the buyers were Tyler James Manitakos and Brittany Elizabeth Manitakos.

NEIGHBORHOOD BREAKDOWN

No street in this period had more than one recorded sale, so no single-street cluster emerged. Grouped by price tier instead: five sales closed above $2 million (29 Ginn Road, 2 Everett Avenue, 25 Myopia Road, 112 Highland Avenue, 78 Bacon Street). Four sales fell between $1 million and $2 million: 94 Johnson Road ($1,715,000), 8 Hawthorne Road ($1,775,000), 11 Williams Circle ($1,350,000) and 52 Salem Street, Unit 52 ($1,160,000). Two sales fell between $500,000 and $1 million: 12 Upland Road ($800,000) and 9 Watson Place ($760,000). Two priced sales fell under $500,000: a Winchester property at $414,500 and 26 Swan Road at $30,000, the lowest recorded price of the period.

One sale in the period, 52 Salem Street, Unit 52, was recorded as a condominium unit; the rest of the priced sales were single-address properties without unit designations, consistent with single-family transfers. The $30,000 sale of 26 Swan Road stands well outside the rest of the price range recorded this period; deed data does not indicate a reason for the low figure. Several transfers among the 17 total appear to involve related parties rather than open-market buyers and sellers: 21 Hollywood Road (Garrett T. and Darlene H. Nagle to trusts in their own names), 115 Main Street (Sampath Krishna to Sampath and Vandana M. Krishna), 3 Fox Hunt Lane (Beatrice F. Meehan to a revocable trust in her own name) and 16 Olde Village Drive (Ray Zhang and Yi Su to a Zhang family trust) all show matching or overlapping names between grantor and grantee. One additional sale, 12 Upland Road, listed an estate, Geraldine J. Sullivan, among the sellers. None of these four undated-price transfers have a recorded sale amount yet.
