Weston Median Sale Price Reaches $1.58 Million as Eight Deals Post Prices

MARKET OVERVIEW Nineteen properties recorded deed transfers in Weston during the four-week period. Of those, eight carried a recorded sale price, ranging from $874,500 for a Viles Street condominium unit to $4.85 million for a home on Baldwin Circle. The median price among those eight sales was $1,582,925. The remaining 11 transfers had no price yet on file with the registry, which is typical when consideration has not yet reached the registry's records and does not indicate a price was withheld. With 19 recorded transfers in four weeks, deed activity was steady by count, though more than half the transfers are still awaiting pricing data, so the full scope of the period's dollar volume is not yet known. Three of the 19 transfers were recorded in late August, with the remaining 16 recorded in the first three weeks of September, putting most of the period's recorded activity in the latter half of the window.

TOP SALES The highest-priced transaction was 6 Baldwin Circle, which sold for $4.85 million on Aug. 26. William S. Weinstein, trustee of a realty trust, sold the property to Emily Goldblatt Patterson, trustee of the Lily Trust. 34 Hilltop Road sold for $2,813,500 on Sept. 1. The Rand and Cheryl Alexander Family Trust, with Cheryl N. Alexander as trustee, sold the home to Lowell Stacy Eddy and Carson Eddy. 633 Boston Post Road sold for $2 million on Sept. 2. Rebeca and Craig Harasimowicz sold the property to Nancy P. King, trustee, and a family trust. 5 Summer Street sold for $1,710,850 on Sept. 8. Gold Springs LLC sold the property to Wenwen Sha Smith and Andrew Smith. 25 Livermore Lane Unit 2 sold for $1,455,000 on Aug. 25. Fengdan Qiu sold the unit to Hongliang Li and Jun Liang.

NEIGHBORHOOD BREAKDOWN Boston Post Road saw three transfers during the period: 221 Boston Post Road and 678 Boston Post Road, both recorded Sept. 8, and 633 Boston Post Road, recorded Sept. 2 at $2 million. Of the three, 678 Boston Post Road carried a recorded price of $985,000, while 221 Boston Post Road's price is not yet available. Newton Street also recorded three transfers, at 158 Newton St. on Sept. 16, 54 Newton St. on Sept. 9 and 187 Newton St. on Sept. 3. None of the three has a price on file yet. Merriam Street had two transfers on Sept. 8: 325 Merriam St. sold for $1,167,000, while 298 Merriam St.'s price is not yet available. Among the eight sales with recorded prices, two fell between $500,000 and $1 million (130 Viles St. Unit 2 and 678 Boston Post Road), three fell between $1 million and $2 million (325 Merriam St., 25 Livermore Lane Unit 2 and 5 Summer St.), and three exceeded $2 million (633 Boston Post Road, 34 Hilltop Road and 6 Baldwin Circle).

MARKET NOTES Eleven of the 19 transfers involved a buyer and seller sharing a last name, a pattern consistent with trust or estate transfers within the same family. None of those 11 transfers had a price recorded as of this reporting period. By contrast, all eight sales with a recorded price involved buyers and sellers with different surnames. Three of the 19 transfers were condominium units, at 1 Upham Way Unit 1, 130 Viles St. Unit 2 and 25 Livermore Lane Unit 2; the remaining 16 transfers were single-family properties. One seller, Gold Springs LLC, was a business entity rather than an individual; all other sellers and buyers in the dataset were individuals or trusts. Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period.
