Wayland Median Hits $1.27 Million as January Home Sales Favor Upper-Price Tier

WAYLAND -- A sale on Old Connecticut Path anchored a month of elevated activity in Wayland's housing market, with the town recording 18 deed transfers between Jan. 7 and Feb. 5, 2026, though prices were disclosed in only 10 of those transactions.

MARKET OVERVIEW Of the 18 deed transfers recorded during the period, 10 carried disclosed sale prices ranging from $750,000 to $3,240,000. The median sale price among the 10 disclosed transactions was $1,272,500. Eight transfers -- nearly half the total -- appear to be trust conveyances, estate reorganizations, or intra-family transfers, a pattern common in deed records that does not necessarily reflect arm's-length sales. Counting only the 10 price-disclosed transactions, the month represents a solid showing for Wayland's upper-tier residential market.

TOP SALES The period's highest recorded transaction was 74 Old Connecticut Path, which sold Jan. 23 for $3,240,000. Caroline Nawana Giry was the seller; the buyer was listed as Robert G. Bannish, trustee of a realty trust.

15 Lewis Path sold Jan. 7 for $2,420,000. Kelly T. Requadt, trustee, was the seller; Christopher and Rebecca DiJulia were the buyers.

11 Barney Hill Road sold Jan. 13 for $2,100,000. The seller was Eleven Barney Hill LLC; Patrick J. Collins and Linda A. Collins, trustees, were the buyers.

1601 Wisteria Way (Unit 1601) sold Jan. 7 for $1,360,000. Judith A. and James Gorin were the sellers; Georgia Y. Foote and Charles G. Foote, trustees, were the buyers.

262 Cochituate Road sold Feb. 2 for $1,295,000. Jack Staiti was the seller; Gregory and Chelsea Wool were the buyers.

NEIGHBORHOOD BREAKDOWN Old Connecticut Path produced two of the period's 10 price-disclosed sales. Beyond the $3,240,000 sale at No. 74, a separate transfer at 353 Old Connecticut Path recorded Jan. 12 at $853,000, with Vimal K. and Vimla Akhouri as buyers.

Cochituate Road likewise saw two transactions: the $1,295,000 sale at No. 262 and a $1,250,000 sale at No. 21 on Jan. 8, where Millbrook Group LLC purchased from Cochituate Road LLC -- a likely commercial or investment transfer.

Wisteria Way accounted for two condo-style sales. In addition to the $1,360,000 sale at Unit 1601, Unit 606 at 606 Wisteria Way sold Jan. 7 for $805,000; Shekoofeh Hedayati Zafarghandi and Pooyan Doozandeh Masooleh were the buyers.

The period's lowest price-disclosed sale was 233 Lakeshore Drive, which sold Jan. 14 for $750,000 to Jinqing Li and Min Chen.

9 River Way (Unit 37C, Building 11) sold Jan. 30 for $1,250,000 to Eric J. and Alison H. Zetterquist, the only price-disclosed condo transfer outside the Wisteria Way complex.

MARKET NOTES Six of the 10 price-disclosed sales cleared $1,000,000, reflecting Wayland's established position as a high-median market in MetroWest. The three sales above $2,000,000 -- Old Connecticut Path, Lewis Path, and Barney Hill Road -- together pulled the disclosed price range significantly above the median, suggesting the upper end of the market was active this period. The $1,250,000 sale at 21 Cochituate Road, where both seller and buyer are LLCs, may represent a commercial or investment transaction rather than a residential sale and should be interpreted accordingly.
