Watertown Home Sales Top Out At $1.32 Million In August Deeds

WATERTOWN -- Eleven Watertown properties changed hands between July 31 and August 29, but only five of those deeds disclosed a sale price, ranging from $555,000 to $1,320,000. The month's priciest recorded sale, a single-family property on Beacon Park, closed at $1,320,000.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 11 Watertown property transfers in the period. Of those, five listed a consideration amount, with prices spanning $555,000 to $1,320,000 and a median of $1,115,000 among the disclosed sales. The remaining six transfers, more than half the total, carried no disclosed price. Several of those undisclosed transfers involved a seller and buyer with the same or related last name, consistent with trust, estate, or family transfers rather than open-market sales. Based on raw count alone, 11 transactions is a modest volume for a single month, and the high share of price-not-disclosed deeds limits how much can be said about overall market direction.

TOP SALES

The top sale was 48 Beacon Park, which sold for $1,320,000 on Aug. 5. The seller was the Joanne Afarian Living Trust, with Joanne Afarian as trustee; the buyer was Robert Shay. Second was 20 Keith St. Unit 20, which sold for $1,299,000 on Aug. 5; Keith LLC sold to Alan Campbell and Emilia Salazar. Third was 77 Waverley Ave. Unit 77, sold Aug. 4 for $1,115,000, with IC Waverley Townhomes LLC selling to Jianing Wang and Fuyuan Li. Fourth was 104 Summer St. Unit D, sold July 31 for $821,000; Kelly L. Gross sold to Natasha P. Kokoszka. Fifth was 107 Lexington St. Unit 1, sold Aug. 6 for $555,000; John Ahern and Katelyn Barry Ahern sold to Amir Hassan.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so no single-street cluster emerged this period. By price tier among the five disclosed sales: two sold in the $500,000-to-$1 million range (107 Lexington St. Unit 1 at $555,000 and 104 Summer St. Unit D at $821,000), and three sold above $1 million (77 Waverley Ave. Unit 77 at $1,115,000, 20 Keith St. Unit 20 at $1,299,000, and 48 Beacon Park at $1,320,000). None of the five disclosed sales fell under $500,000. The six sales with no disclosed price were spread across Knowles Road, Bigelow Avenue, Winsor Avenue, Woodleigh Road, Loomis Avenue and one entry listed only as Watertown with no street address, with no geographic concentration among them.

Six of the 11 transfers, more than half, showed a seller and buyer sharing a surname or trust name, including transfers into living trusts (21 Knowles Rd. Unit 2, 40 Bigelow Ave. Unit 15, 43 Loomis Ave.), a transfer following an estate (3 Woodleigh Rd.), and transfers within a family (an unaddressed Watertown parcel and 51 Winsor Ave.). None of those six disclosed a sale price. That leaves the five arm's-length sales with disclosed prices as the only basis for the price range and median reported above.
