Six Ashland Properties Top $1 Million In Late July Sales
ASHLAND -- Six of the properties that changed hands in Ashland between July 17 and July 30 sold for more than $1 million, according to deeds recorded at the South Middlesex Registry of Deeds, while the period's highest-priced transfer reached $1.7 million.
MARKET OVERVIEW The registry recorded 18 property transfers in Ashland during the period. Of those, 13 deeds disclosed a sale price; five did not, which is common for certain deed types, including family and trust transfers. Among the 13 disclosed sales, prices ranged from $350,000 to $1,700,000, with a median sale price of $860,000. More than half of the disclosed sales, seven of 13, priced above that median.
TOP SALES The period's highest-priced transfer had no street address listed in the deed record, only "Ashland, MA," and sold for $1,700,000 on July 30. The deed lists Ballard Highland LLC as seller and Starboard Homes LLC as buyer.
3 Deer Ridge Rd. sold for $1,155,000 on July 27. Rodney C. and Sheri B. Zee sold the property to Ann and Christos Goutis.
197 Main St. sold for $1,100,000 on July 28. Remajo LLC sold the property to Hanuman Dada Realty LLC.
4 Indian Brook Rd. sold for $1,060,000 on July 17. Adnan I. Ahmed sold the property to Gregory Michael and Andrea Ng Hodlin.
26 Christy Ln. sold for $1,053,000 on July 24. Alexander C. and Ruachel L. MacLean sold the property to Christopher Jackson and Carole L. Lupi.
NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no single-street pattern emerged. Grouped by price tier among the 13 disclosed sales: three sold under $500,000, at 10 Roberts Rd. ($350,000), 89 Leland Farm Rd. Unit B ($493,000) and 217 Meetinghouse Path Unit A ($495,000). MARKET NOTES At least five of the 18 recorded transfers involved condominium units, identifiable by unit numbers in the property address: 15 Haven Way Unit 6, 3 John Hancock Dr. Unit B Bldg. 82, 89 Leland Farm Rd. Unit B, 217 Meetinghouse Path Unit A Bldg. 76, and 10 Lantern Way Unit 101 W.
Several of the undisclosed-price transfers appear to be transfers within the same family or individual rather than open-market sales. At 39 Independence Ln., Shridhar and Jaya Kulkarni transferred the property to a trust bearing their own names as trustees. At 3 John Hancock Dr. Unit B, Navaneetha K. Ruthramoorthy and Renuka Devi Bothiraj transferred the unit to Ruthramoorthy alone. At 178 Oak St., Eugene R. and Carol A. Borek transferred the property to Carol A. Borek. At 10 Lantern Way Unit 101 W, Barbara M. Pini transferred the property to the Barbara M. Pini Revocable Trust, with herself as trustee. A fifth undisclosed-price transfer, at 71 Captain Earmes Cir., moved from a trust, the James E. Callanan III Living Trust, to a buyer outside that family name, Thomas Devine.
The deed data also shows Ann and Christos Goutis on both sides of separate transactions in the same period: they were the buyers of 3 Deer Ridge Rd. for $1,155,000 on July 27, and the sellers of 9 Running Brook Cir. for $1,000,000 on July 22.
