Sherborn Median Home Price Hits $1.28 Million as Spring Market Accelerates

SHERBORN -- A sale on Spywood Road reached $2,125,000 to lead Sherborn's late-spring residential market, as 10 of 12 recorded transactions from late May through late June carried disclosed prices ranging from $810,000 to $2.125 million.

  • MARKET OVERVIEW
  • The period produced 12 recorded deed transfers, with 10 reporting sale prices. The median sale price among those 10 transactions was $1,276,000, and the full price range ran from $810,000 at the low end to $2,125,000 at the top. For a small, predominantly single-family town like Sherborn, a dozen transactions in roughly four weeks represents a notably active stretch. Two transfers — 255 S. Main St. and 244 Western Ave. — listed no consideration amount and are reported with prices not disclosed.
  • TOP SALES
  • The month's highest-priced transaction was 54 Spywood Road, which sold June 11 for $2,125,000. The seller was Willow CR LLC; the buyers are Carroll M. MacGowan III and Erin R. MacGowan, each taking title as trustee. In a notable pairing, Carroll M. MacGowan III TR and Erin R. MacGowan TR appear on the same date as sellers at 102 Washington St., where that property traded for $1,760,000 to buyers Martin Hooper and Yenileis Pardini Gonzalez — the second-highest price of the period. Third was 41 Ivy Lane, which sold June 23 for $1,650,000; the Ronald J. Arigo Revocable Trust conveyed the property to the Robert A. Giacchetti Revocable Trust. Rounding out the top tier, 15 Wildwood Drive sold June 10 for $1,500,000, with Robert Hall and Paige Brodie selling to Kevin Liu and Cheyi Li, and 59 Russett Hill Road changed hands June 8 for $1,392,000, with Brittany L. and Steven C. Koernig purchasing from Haihua Feng and Ying Xu.
  • NEIGHBORHOOD BREAKDOWN
  • Spywood Road generated two sales — 54 Spywood Road at $2,125,000 and 59 Spywood Road at $1,160,000 — making it the street with the most transactions in the period. Western Avenue also produced two recorded transfers, though both listed prices as not disclosed, limiting analysis of that corridor. Among price tiers, four sales came in above $1.5 million (Spywood Road, Washington Street, Ivy Lane, and Wildwood Drive); three fell between $1 million and $1.5 million (Russett Hill Road, Old Orchard Road, and the second Spywood Road address); and three disclosed prices landed under $1 million (Abbey Road at $925,000, North Main Street at $825,000, and Western Avenue at $810,000).
  • MARKET NOTES
  • The dataset is exclusively single-family and condominium-style residential deeds; one unit designation — 1 Abbey Road Unit 1 — suggests a condominium or attached-unit structure, while the remaining addressed properties carry no unit designations consistent with detached single-family homes. Two transfers — 255 S. Main St. and 244 Western Ave. — display the hallmarks of intra-family or trust reorganization: at 255 S. Main St., the grantors and trustee of the receiving Adikari Realty Trust share the Adikari surname; at 244 Western Ave., seller Leslie L. Williams conveyed to the Leslie L. Williams Revocable Trust with Williams named as trustee. Prices are not disclosed for either, which is common in non-arm's-length transfers. The MacGowan name appearing as both buyer and seller on the same recording date — acquiring 54 Spywood Road while simultaneously selling 102 Washington Street — is visible in the data, though no inference about motivation is drawn.
