Median Natick Home Sale Price Reaches $882,500 in Late August

NATICK -- Nineteen properties changed hands in Natick between Aug. 21 and Sept. 19, with recorded sale prices ranging from $670,000 to $1.43 million and a median of $882,500 among the eight transactions with prices on file so far.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 19 property transfers in Natick over the four-week period. Of those, eight carry a recorded sale price, ranging from $670,000 to $1,430,000, with a median of $882,500. The remaining 11 sales do not yet show a price; that is typical, as consideration amounts usually post to the registry within about a week of recording and had not caught up for the most recent transfers in this batch. Based on raw count alone, 19 recorded transfers in a four-week span is a moderate volume for the town; the data does not include prior-period figures for comparison.

TOP SALES

The highest-priced sale was 8 Charles St., which sold for $1,430,000 on Aug. 21. Alicia Burke sold the property to Daniel J. Vlossak and Sarah Ward.

4 Colburn St. sold for $1,075,000 on Aug. 28. Michele Deneen and Michele Toomey sold the property to Bennett Hadley and Samantha Laspina.

A Natick property sold for $1,000,000 on Aug. 28; the deed record does not specify a street address. C Christie LLC sold the property to Coppellotti Construction LLC.

48 Beacon St. sold for $950,000 on Aug. 28. Samuel Moss and Sarah Ward sold the property to Robert Drabik and Rebecca Lach. Ward appears as both a seller in this transaction and a buyer in the Charles Street sale above.

19 Eliot St., Unit 2, with garage space 2, sold for $815,000 on Aug. 28. Michelle DiBona and Michelle Lynn Bartlett sold the unit to Deanna Beattie and Edward Strizhiver.

NEIGHBORHOOD BREAKDOWN

East Central Street recorded two sales in the period: 176 E. Central St. sold for $735,000 on Aug. 26, and 164 E. Central St., Unit 164B, sold for $670,000 on Aug. 21. No other street had more than one recorded sale.

By price tier among the eight sales with recorded prices: two sold above $1 million (4 Colburn St. at $1,075,000 and 8 Charles St. at $1,430,000, plus the $1,000,000 unspecified-address sale at the threshold). The remaining five priced sales fell between $670,000 and $950,000, covering 164 E. Central St., 176 E. Central St., 4 Westlake Rd. ($775,000), 19 Eliot St. Unit 2 ($815,000) and 48 Beacon St. ($950,000). None of the recorded sales fell below $500,000.

MARKET NOTES

Of the 19 recorded transfers, six involved condominium or unit-style addresses: 19 Eliot St. Unit 2, 5 Thoreau Ct. Unit 20, 12 Lincoln St. Unit 2, 40 Silver Hill Ln. Unit 3, 13 Morgan Dr. Unit 6108 and 164 E. Central St. Unit 164B. The other 13 were single-address transfers.

Nine of the 11 sales without a recorded price show the same family name on both the seller and buyer side, often with the buyer listed as a trustee or trust entity: 29 Fisher St., 11 Spring Valley Rd., 12 Lincoln St. Unit 2, 40 Silver Hill Ln. Unit 3, 16 Mark St., 3 Northwood Ln., 11 Morningside Ave., 13 Morgan Dr. Unit 6108 and 10 Fern St. These appear to be transfers within the same family into or out of a trust rather than open-market sales; the registry data does not indicate why. The remaining two no-price sales, 5 Thoreau Ct. Unit 20 (to Silver Creek Properties LLC) and 23 Virgina Rd. (to Moonbee Irrevocable Trust and Stephen Edwin Robb as trustee), involve differently named buyers and sellers.

Five of the 19 transfers listed an LLC as the buyer: Coppellotti Construction LLC, Silver Creek Properties LLC, Westlake Road LLC, East Central Street LLC and Nutile Properties LLC. Two of those, 4 Westlake Rd. and 176 E. Central St., carry recorded prices of $775,000 and $735,000, respectively.
