CONCORD -- Seventeen property transfers were recorded in Concord over the four weeks ending July 18, with disclosed sale prices ranging from $15,000 to $3.56 million and a median of $1,526,450 among the 12 transactions that included a price.

MARKET OVERVIEW

The registry recorded 17 deeds for Concord properties between June 19 and July 18. Of those, 12 disclosed a sale price and five did not, a common occurrence in deed records that typically reflects internal or trust-related transfers rather than open-market sales. Prices among the disclosed sales ranged from $15,000 to $3,560,000, with a median of $1,526,450. The 17 recorded transfers worked out to roughly four per week over the period, a steady, consistent pace of recorded activity for the town, though no comparable prior-month figures are available to judge the pace against.

TOP SALES

The period's highest-priced transaction was a $3,560,000 sale in Concord, with the deed not specifying a street address; the seller was Pomaw LLC and the buyer was Hill Realty Company LLC. At 19 Whippoorwill Lane, the property sold for $2,125,000; sellers Brian Forsythe and Elaheh Jennifer Forsythe conveyed to buyers Courtney L. Sato and Francis Lee. A home at 59 Martin Road sold for $1,800,000, with sellers Sarah H.F. Leroy and Robert O. Leroy conveying to the Farner Realty Trust, Scott Noble Farner trustee. At 343 Holden Wood Road, the sale price was $1,780,000; sellers John Dimuzio and Marcy Bolster conveyed to David O'Connor and Paris Marsh. Rounding out the top five, 316 Lindsay Pond Road sold for $1,750,000, transferring from the Patricia B. Barron and William R. Barron Jr. trusts to Martin R. and Meaghan Benante, as trustees. Four of the five sales with no disclosed price appear to be transfers into a trust involving the same individual on both sides of the deed: 9 Dunbar Way Unit 7 (Eugene Inseok Chong and Jeong Won Chong to themselves as trustees), 45 Butternut Circle (Jennifer L. Schickler to Jennifer L. Schickler and Andrew C. Klein as trustees), 555 Autumn Lane (Austin C. Newman to himself as trustee of a revocable trust) and 34 Fielding Street (Molly M. Moulton and Alex G. Lach to themselves as trustees). The recorded price data cannot confirm the reason for these transfers. The registry also recorded at least two LLC-to-LLC transactions: the top sale of $3,560,000 from Pomaw LLC to Hill Realty Company LLC, and a $940,000 sale at 106 Spencer Brook Road from Medina LLC to Spencer Brook Road LLC. The deed data shows a mix of single-family addresses and at least two condominium units, at 95 Conant Street and 9 Dunbar Way, both denoted by unit numbers.
